The Maintenance Supervisor is responsible for all maintenance aspects of the community’s operations and objectives. This includes operating the property budget with the primary objective of increasing the Net Operating Income (NOI), maintaining the physical asset, providing a quality living environment for residents, and establishing a positive and productive working relationship with the staff. Depending on asset size and staffing level, the person in this position may be required to be on-call for after-hours emergencies. The role involves supervising and directing a team of maintenance technicians, providing on-the-job training, performing and overseeing repairs on various property systems and equipment, responding to and prioritizing work orders, implementing and managing a preventive maintenance schedule, conducting regular property inspections, ensuring compliance with regulations, working within the maintenance budget, maintaining inventory, obtaining quotes for services, recommending vendors, assisting in managing contracts for outsourced work, coordinating with internal stakeholders and contractors, being available for after-hours emergencies, interacting with residents professionally, implementing and enforcing safety procedures, maintaining accurate records of maintenance activities, and providing regular updates to property management.
