About The Position

We’re looking for a hands-on Maintenance Supervisor who takes pride in keeping a property safe, functional, and looking its best. In this role, you’ll partner closely with the Property Manager to maintain the physical asset, lead maintenance operations, and ensure residents receive prompt, high-quality service—all while staying within budget. Requirements

  • Strong leadership, decision-making, and communication skills
  • Ability to manage multiple priorities in a fast-paced environment
  • Detail-oriented, organized, and able to work independently
  • Professional demeanor with a customer-service mindset
  • Comfortable working with team members, vendors, and leadership at all levels
  • Computer proficiency, including Microsoft Word, Excel, and PowerPoint
  • High school diploma (required)
  • OSHA certification (required)
  • EPA certification for refrigerant handling (required)
  • 5+ years of maintenance experience
  • Prior experience as a Maintenance Supervisor or Manager
  • Strong background in HVAC, electrical, plumbing, and general building systems
  • Ability to stand, walk, bend, and stretch frequently
  • Regular use of maintenance tools and equipment
  • Ability to lift up to 50 lbs regularly and up to 100 lbs when required

Nice To Haves

  • HVAC Universal certification (a plus)

Responsibilities

  • Train, supervise, and support maintenance staff; participate in the hiring process
  • Schedule maintenance personnel and prioritize work orders
  • Walk the property weekly with the Property Manager
  • Supervise vendors and contractors to ensure work is completed safely, professionally, and cost-effectively
  • Assist in selecting contractors for services such as landscaping, painting, window cleaning, and more
  • Oversee apartment turns, refurbishments, and inspections prior to resident move-in
  • Maintain the overall appearance of the property (interior and exterior)
  • Complete move-in and move-out inspections with residents
  • Perform and oversee preventive maintenance and capital projects as directed
  • Diagnose and perform HVAC repairs
  • Handle light electrical and plumbing repairs
  • Perform painting, carpentry, masonry, roofing, fencing, and appliance repairs
  • Replace fixtures, locks, glass, tile, carpet, and screens as needed
  • Assist with groundskeeping, custodial duties, snow removal, and emergency response
  • Maintain OSHA compliance and a safe working environment
  • Keep MSDA logs and maintenance records up to date
  • Track inventory, manage stock control, and submit quotes and purchase requests
  • Provide daily updates on work orders and unit status
  • Participate in evening, weekend, and holiday emergency coverage
  • Provide 24/7 emergency response support when required
