Requirements

3+ years of experience in general maintenance.
2+ years of direct supervisory experience.
Must be able to participate in the emergency on-call rotation as needed and ability to lift and move up to 50 lbs.
Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
High school diploma or equivalent; certification in a related trade preferred.

Nice To Haves

Affordable housing experience preferred. (Prior experience with REAC / NSpire is a plus)
Experience with Real Page OneSite is a plus
General knowledge of Microsoft Office.
Bilingual Spanish is a plus.

Responsibilities

Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
Provide direction, guidance, and supervision to all maintenance staff, including implementing weekly work schedules.
Inspect the building and property daily, addressing safety issues promptly.
Perform routine preventative maintenance and respond to emergency repairs after hours.
Make budget recommendations for maintenance line items to the Community Manager.
Order and maintain inventory of building materials and supplies.
Coordinate with contractors and vendors to obtain bids for repairs and replacements.
Ensure the general upkeep of building common areas and grounds.
Perform other duties as assigned.
