YOUR ROLE AND IMPACT The Neighborhood Service Manager is responsible for all physical operations of the Neighborhood, particularly the preservation and maintenance of the property. Leadership - In order to provide a quality living environment, it's essential to establish positive, productive relationships with the Neighborhood staff. You will hire, train, and mentor your staff, resolve problems, and look out for the best interest of the Neighborhood. Neighborhood Management - As the Neighborhood Service Manager, you are responsible for the budget through cost-effective management of maintenance functions. You will be in charge of on-going safety training, capital projects, managing vendors and contractors, and maintaining inventory. Upholding Standards - Your team and Neighborhood will look to you for answers and it's your job to know where to find them. You'll be a knowledge holder of company policies and an example of how to comply with rules and regulations for the safe and effective operation of the Neighborhood. HERE'S MORE OF THE NITTY-GRITTY: Experience - You must have a minimum of five years' experience and/or training in the apartment maintenance and a minimum of two years supervisory experience. Customer Service - You are able to effectively present information and respond to questions from groups of managers, clients, Neighbors, and the general public. Availability - This isn't just a 9 to 5 job for you. You're ready to help when needed, and you are on-call to help your team & Neighborhood. Education - A High school diploma or general education degree (GED) is required. You must have a minimum of three certificates from related institutions reflecting completion of maintenance related courses, such as: BOMA, IREM and/or vocational programs. Safety - You must have a working knowledge of federal, state and local governing laws, and the ability to read and interpret documents such as: safety rules, operating manuals and maintenance instructions. Physical - This role requires standing, sitting, walking, repetitive motions, listening and hearing ability, and visual acuity. You must be able to lift up to 50 lbs. occasionally.
