About The Position

Elevation Property Management's Maintenance Supervisor is the senior maintenance leader, responsible for delivering on property management commitments to residents. This role involves leading all aspects of hands-on maintenance, including inspection, repair work orders, and scheduled maintenance for apartments and other interior/exterior areas. The supervisor is a working member of the maintenance team, ensuring the community is in excellent condition. Key responsibilities include overseeing general maintenance functions, managing service requests, delegating tasks, supervising, and directing the maintenance department. The supervisor is responsible for maintaining residential communities and homes, while also leading their team to do the same. The ideal candidate is flexible, proactively communicative, naturally curious, highly professional, and capable of working both independently and as part of a team.

Requirements

  • Minimum of 3 years in a supervisory role.
  • Proficiency with basic hand tools.
  • Knowledge and experience repairing electrical, plumbing, carpentry, drywall, and appliances.
  • Self-motivation and attention to detail.
  • Strong interpersonal skills with the ability to build relationships.
  • Demonstrated track record of the highest degree of ethics and integrity.
  • Availability to work evenings and weekends as needed.
  • Must possess a valid driver license and have reliable transportation.
  • High School diploma or equivalent.

Responsibilities

  • Accomplish property objectives by recruiting, training, and motivating a high-performing staff while maintaining an upbeat, positive attitude, as directed by the Property Manager.
  • Perform various maintenance functions including electrical installations & repairs, light carpentry/construction, repairing HVAC, plumbing and appliance repairs, drywall and painting repairs, and carpet and vinyl repairs installation.
  • Work along with maintenance staff to maintain common areas and grounds, keeping them free of trash and debris.
  • Perform on-call emergency service as required.
  • Complete regular community inspections to proactively identify necessary repairs or replacement of any interior or exterior areas on the property.
  • Monitor maintenance and up-keep of all mechanical equipment systems by contracted vendors including apartment HVAC units, chiller/boiler systems, water heaters, elevators, and generators.
  • Oversee and assist in preparing all make-ready apartments, which may include ordering materials, painting, cleaning carpet, general repairs, housekeeping and scheduling outside vendors.
  • Monitor and manage vendor contracts.
  • Communicate job expectations, coach and counsel maintenance staff on job performance and disciplinary issues in conjunction with Property Manager.
  • Ensure maintenance staff is performing to Company standards and work orders are handled in a prompt, courteous and efficient manner.
  • Maintain open and clear communication with the Property Manager and on-site staff.
  • Ensure maintenance staff follows safe work practices and is responsible for proper use and care of all company tools and equipment.
  • Order and control maintenance inventory.
  • Review property management system (Onesite Facilities) data related to progress on work orders to ensure they are handled in a timely manner per Company policy.
  • Identify and obtain quotes for capital improvements, major system repairs and special maintenance projects, as directed by the Property Manager.
  • Adhere to, maintain, and monitor the maintenance budget issued by the Property Manager.
  • Assist the Property Manager in obtaining initial and renewal quotes for maintenance contracts and other services provided to property.
  • Prepare weekly/month status reports for the Property Manager as requested.
