  • Oversee all maintenance operations of the property, including HVAC, electrical, plumbing, carpentry, appliance repair, painting, and general building upkeep
  • Diagnose and resolve maintenance issues in a timely and efficient manner
  • Implement and manage preventive maintenance programs for the property
  • Ensure vacant units are prepared efficiently and meet company standards prior to move-in
  • Supervise, train, and mentor the maintenance team; assign daily tasks and monitor workflow
  • Maintain inventory of tools, supplies, and equipment; coordinate with vendors as needed
  • Respond promptly to resident maintenance requests and maintain excellent customer service
  • Ensure compliance with local, state, and federal regulations, building codes, and safety standards
  • Document maintenance activities, inspections, and work orders accurately
  • Participate in on-call rotation and handle after-hours emergencies as required
  • Work occasional weekends as needed to support property operations
  • Foster a friendly, team-oriented work environment and provide guidance and training to team members
  • Certified Pool Operator (CPO) certification required
  • Minimum 3 years of hands-on maintenance experience, preferably in multifamily/apartment communities or similar facilities
  • Valid driver’s license and reliable transportation
  • Ability to pass background check and drug screening
  • Availability for on-call rotations, emergency maintenance, and occasional weekends
  • Strong technical knowledge of HVAC, plumbing, electrical, appliance repair, and general building systems
  • Friendly personality with willingness to teach and mentor team members
  • Excellent communication, problem-solving, and time-management skills
  • Ability to lift up to 50 lbs and perform physical work, including standing, walking, kneeling, and climbing
  • Ability to work in varying weather conditions
  • EPA Universal or HVAC Certification
  • Previous experience as a Maintenance Lead or Supervisor
  • Knowledge of property management operations and unit turnover processes
