About The Position

This position requires conducting all business in accordance with company policies and procedures, state and federal laws, including OSHA, ADA, and Fair Housing. The role involves performing and overseeing maintenance tasks, managing resident service requests, and ensuring maintenance availability 24/7 for emergencies. A key aspect is preventative maintenance and safety, including conducting safety meetings, maintaining HAZCOM standards, keeping MSDS sheets current, and being knowledgeable about EPA and OSHA regulations for hazardous materials. The supervisor must be aware of property conditions, immediately correct hazards, and maintain accurate records for maintenance, service requests, expenditures, and apartment make-ready status. Regular minor routine maintenance on equipment and inspection of tools are also required. The role includes indoctrinating and developing subordinate maintenance staff and instilling a "safety first" attitude. General duties involve diagnosing and performing daily minor routine maintenance and repairs across various systems and components of the property, ensuring make-ready repairs are completed on schedule, reporting major repairs to the manager, managing budget compliance, changing locks, handling heavy appliances and furniture, maintaining inventory, identifying utility shut-offs, performing work area clean-up, securing storage areas, and assisting with groundskeeping. Additional duties may be assigned by the Community Manager or Property Supervisor.

Requirements

  • At least 3 years' experience in property management or equivalent field.
  • HVAC certification.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA and Fair Housing, etc.
  • Perform maintenance tasks personally and delegate to assistants.
  • Oversee and occasionally inspect work performed by assistants.
  • Institute and manage system for handling resident service requests.
  • Schedule maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
  • Conduct regularly scheduled safety meetings with entire staff; maintain and communicate HAZCOM standards.
  • Keep MSDS sheets current and readily accessible.
  • Maintain thorough knowledge of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
  • Be aware of the conditions of the physical property throughout the community and immediately correct hazardous conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
  • Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make ready status, and work in progress, etc.
  • Schedule and perform minor routine maintenance on all appropriate equipment on a regular basis.
  • Inspect and maintain all tools in excellent condition.
  • Indoctrinate and assist in development of all subordinate maintenance staff.
  • Instill a "safety first" attitude not only with maintenance technicians but with all staff members.
  • Instruct staff on proper use and guidelines of wearing safety items.
  • Diagnose and perform on a daily basis minor routine maintenance/repair involving electrical and plumbing, gas fixtures (where applicable), A/C and heating systems, shutters, doors, cabinets, windows, siding, glass doors, appliances, boiler, gas and electric, water irrigation systems, door locks, mailboxes and locks, stairs, gates, fences, patios, railings, controlled access systems, tile, carpet and flooring, ceiling leaks, roofing, gutters and fasteners, walls, interior/exterior lights, pool areas, tile, spa, pool furniture.
  • Ensure that all make ready repairs and services are completed correctly and on schedule.
  • Report all major repairs and requisitions to manager prior to any expenditure of funds.
  • Possess knowledge of budget and budget compliance.
  • Change locks and make ready keys.
  • Remove and transfer heavy appliances and equipment from storage area to/or from apartment as circumstances warrant.
  • Assist in moving abandoned furniture, appliance, etc., to dumpster when necessary.
  • Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Identify all utility meter shut-offs, apartment and fixture cut-offs, sewer clean outs and prepare map indication same.
  • Perform work area clean-up and safety related duties.
  • Ensure that storage areas are locked when not in use.
  • Assist in keeping grounds neat and free of litter.
  • Rake, sweep, shovel as circumstances warrant.
  • Perform any additional duties assigned by Community Manager or Property Supervisor.
