The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. This role involves managing the maintenance team, assisting in employee evaluations, and handling the hiring, orientation, and training of new hires. The supervisor is responsible for all aspects of the “Make Ready” process and completes work orders generated from resident requests for service, as well as routine upkeep. They periodically inspect work performed by other service team members, contractors, vendors, and service providers to ensure quality standards are met. The role also includes maintaining adequate inventory, assisting the Community Manager in developing budgets for maintenance and capital expenses, and supporting cost-cutting programs. The Maintenance Supervisor is expected to stay informed of changes in technology and industry standards, complete monthly Preventative Maintenance procedures, demonstrate strong customer service skills, and ensure property safety, cleanliness, and general appearance. They are also responsible for reporting equipment malfunctions, injuries, or accidents, ensuring compliance with service request standards, conducting safety meetings, and resolving customer complaints.
