This position requires the consistent and reliable performance of a fully qualified maintenance professional functioning at a supervisory level. The Maintenance Supervisor is responsible for overseeing maintenance operations across agency-owned houses and buildings, ensuring that all programmatic facility needs are met efficiently and safely. This role includes direct supervision of maintenance staff and coordination with program leadership to support day-to-day and emergency operations. Supervisors are expected to perform duties specific to the location or program they are assigned and must comply with all directives issued by agency leadership, particularly during emergency situations such as severe weather events, power outages, or other conditions that impact program operations. Responsibilities Site Oversight & Preventive Maintenance: Conduct regular visits to assigned sites to develop working relationships with program staff, assess facility conditions, and identify preventive maintenance needs. Report, address, or initiate corrective actions to minimize disruption to program operations. Inventory & Resource Accountability: Maintain accountability for receipts, equipment, and inventory used by maintenance personnel under their supervision. Work Assignment & Prioritization: Review incoming maintenance requests and assign tasks based on staff capability, knowledge, and workload, ensuring timely and effective resolution. System Maintenance & Troubleshooting: Maintain, inspect, and troubleshoot key facility systems, including HVAC, plumbing, electrical, and alarm systems, to ensure optimal functionality at all times. Vendor Management & Compliance: Schedule and coordinate vendor work across sites, ensuring proper permits, inspections, and regulatory compliance (e.g., quarterly inspections) are maintained. Climate Control Oversight: Monitor and adjust climate control systems as needed to ensure appropriate comfort levels for residents and staff. Staff Hiring & Onboarding (if applicable): Participate in the recruitment process for maintenance staff, including interviewing candidates and conducting reference checks. Vehicle Maintenance: Oversee the inspection, cleaning, and minor repair of agency vehicles to ensure safe operation and compliance with state and agency regulations. Workplace Safety & Compliance: Ensure all safety procedures and protocols are understood and followed by maintenance staff. Immediately report unsafe conditions or practices to the appropriate supervisor and/or safety committee. Other Duties: Perform additional duties as assigned by the supervisor or agency leadership.
