About The Position

The Maintenance Supervisor oversees the maintenance and operations of all building systems, ensuring that apartment properties are safe, clean, and well-maintained. This individual manages maintenance staff, coordinates repairs, and ensures compliance with safety regulations while delivering high-quality service to residents.

Requirements

  • High school diploma or equivalent (some positions may require a related associate or bachelor’s degree).
  • Proven experience in facilities management, property maintenance, or a related field.
  • Strong technical knowledge of building systems (HVAC, plumbing, electrical).
  • Leadership and supervisory experience.
  • Familiarity with local building codes and safety regulations.
  • Excellent problem-solving and organizational skills.
  • Strong communication and interpersonal abilities.
  • Proficiency in maintenance software and Microsoft Office applications.

Nice To Haves

  • HVAC certification.
  • EPA certification for handling refrigerants.
  • Certified Apartment Maintenance Technician (CAMT).

Responsibilities

  • Inspect and maintain building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Coordinate and oversee preventative maintenance schedules to minimize disruptions.
  • Respond to resident requests for repairs and ensure timely resolution.
  • Supervise external contractors for specialized repairs or large projects.
  • Hire, train, and supervise maintenance staff.
  • Assign daily tasks and monitor team performance.
  • Ensure proper tools, equipment, and resources are available for the team to complete tasks efficiently.
  • Perform regular inspections of apartments, common areas, grounds, and equipment.
  • Ensure the property complies with local building codes and safety regulations.
  • Collaborate with the Property Manager to develop maintenance budgets.
  • Maintain accurate records of maintenance schedules, completed repairs, and inventory.
  • Communicate with residents regarding maintenance updates or scheduled repairs.
  • Address resident complaints promptly and professionally.
  • Provide excellent customer service to foster resident satisfaction and retention.
  • Be on-call for maintenance emergencies.
  • Respond quickly to situations such as leaks, power outages, or security issues.
  • Develop and implement emergency protocols for the property.
