About The Position

The Maintenance Supervisor is directly responsible for overseeing the daily facility and maintenance operations of a property. This position will work closely with the Property Manager and will be responsible for organization and completion of service requests, preventative maintenance, maintenance supply ordering, proper groundskeeping, compliance and safety standards, personnel management and customer service.

Requirements

  • Prior multifamily or student housing maintenance or facilities experience required.
  • Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment. All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents.
  • High School or equivalent education required.
  • For safety and productivity reasons, the position requires the ability to read and write English.
  • The position requires the ability to accurately perform basic mathematical functions.
  • HVAC & EPA I & II certifications
  • Other licenses and certifications as required by local, state, or federal law.
  • Must be able to diagnose problems and repair major appliances
  • Must be able to diagnose problems and repair HVAC, including EPA Certification
  • Must be able to diagnose problems and repair intermediate plumbing
  • Must be able to diagnose problems and repair intermediate electrical (when no license required)
  • Must be able to diagnose problems and repair sheetrock
  • Must be able to diagnose problems and repair general carpentry
  • Must be able to diagnose problems and repair pool care (if required by community)
  • Must be able to diagnose problems and repair roofs and gutters
  • Must be able to diagnose problems and repair interior painting
  • Must be able to diagnose problems and repair general irrigation maintenance and repairs
  • Must be able to diagnose problems and repair landscaping
  • Must be able to diagnose problems and repair foundation/sidewalk repairs
  • Must be able to diagnose problems and repair ice/snow removal
  • Must be able to diagnose problems and repair golf carts and small engine maintenance

Responsibilities

  • Supervise maintenance team and all vendors and contractors in preparing vacant units. Schedule and direct workers in performance of all maintenance/repairs related to turning a vacant unit within budgeted guidelines.
  • Prioritize and assign service requests to the maintenance team. Monitor daily completion of service requests and follow up on any outstanding items. Assist in the completion of service requests as necessary.
  • Inspect grounds, buildings, and other community features daily to minimize liability concerns and to ensure excellent curb appeal at all times.
  • Assist with the general upkeep and cleaning of office, common areas, and model as needed.
  • Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines and adhering to budget guidelines.
  • Maintain a preventative maintenance program that extends the life of the asset while minimizing future repairs.
  • Participate in on-call emergency rotation.
  • Assist Property Manager in providing excellent customer service to residents.
