We are looking for an experienced and motivated Maintenance Supervisor to join our team at Continuum Apartments in West Lafayette! J.C. Hart Benefits Paid weekly, every Friday Health, Dental, Vision, Life, and Disability insurance Generous Paid Time Off (PTO) plan with opportunities to earn additional PTO 401(k) plan with an impressive company match 40% apartment rent discount Above industry average bonuses including: on-call, impact, renewal, satisfaction, uniform, holiday, anniversary, and wellness Paid volunteer time Paid parental leave Employee Assistance Program (EAP) Associate referral bonuses Paid training and certifications Career development opportunities and support including $3,000 annual tuition/continuing education reimbursement Wellness program that includes free biometric screenings, quarterly challenges, and a health insurance premium reduction program 6 company sponsored social events per year ESSENTIAL FUNCTIONS Troubleshoots, maintains, and repairs the following: HVAC equipment Electrical panels and protective wiring, including all property lighting Pools and pool equipment Appliance repair/troubleshooting/installation General plumbing General carpentry and painting Electric motors, controls and auxiliary equipment Scheduling and Maintaining Operating Efficiency Emergency maintenance on-call rotation (on call approximately 1 week per month) Minimizes turnover time on vacant units in accordance with the Standard Operating Procedure Follows guidelines of preventative maintenance program Provides prompt and courteous handling of all Resident service requests Encourages Associate development Inventory Management/Shop Maintenance Maintains a safe and orderly workshop, storage area Manages inventory levels and maintains property tools and equipment Property Fiscal Responsibility Adheres to budget guidelines while overseeing stock control and the ordering and utilization of maintenance materials Understands and follows the maintenance sections of the annual property budget Processes maintenance invoices weekly in accordance with the Community Manager’s specifications Keeps accurate records regarding preventative maintenance, work orders, purchase orders and all other paperwork Participates in capital improvements inclusive of scope development, bid process, and project completion Exceptional Customer Experience Delivers an exceptional customer experience, both internally and externally, as defined in our Company’s Engaging Vision of Customer Service Handles Resident inquiries promptly and courteously Establishes rapport with Residents and provides personalized service Works with contractors as needed.
