About The Position

A maintenance supervisor is responsible for conducting general maintenance and repairs on facility equipment and property structures. This role ensures that heating, electrical, and plumbing systems perform optimally. The supervisor oversees a team and collaborates closely with the Property Manager and vendors to maintain the quality of the building. The primary goal is to keep facilities and common areas in the best possible condition.

Requirements

  • HVAC and/or CFC certifications REQUIRED (or other applicable designations)
  • Must have working knowledge of REAC/INSPIRE inspections
  • Must have excellent plumbing, electrical, HVAC and carpentry knowledge
  • Experience with supervising others
  • Extensive knowledge of residential building systems, including but not limited to, boilers, chillers, cooling towers, air handlers, condensing units, roof fans
  • Proficient using maintenance related programs, Microsoft Word, Excel, email and web searches
  • Excellent communication skills, including writing, proof reading skills, and speaking
  • Ability to manage multiple projects and work assignments from a variety of staff and volunteers
  • Excellent interpersonal skills in person and by phone and email, with high professionalism
  • Demonstrable passion for high quality results and a can-do attitude
  • Ability to accomplish innovative projects with little supervision
  • Fantastic customer service ethic and high expectations for quality
  • Must be able to work a flexible schedule, including evenings and weekends and on an emergency basis
  • High school diploma, GED or Equivalent
  • Ability to read and write English fluently, accurately perform intermediate mathematical functions and understand and perform all on-site resident management software functions
  • A minimum of three years’ experience as a residential property management maintenance supervisor
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form
  • Must be able to speak to tenants and maintain good working relations with other staff members, tenants, and supervisor as well as any contract laborers working on the property
  • Basic computer/Internet knowledge

  • Professional building system licenses are preferred and may be required based on the building type of the assigned property

Responsibilities

  • Complete service requests in a timely manner
  • Perform full unit turns including, but not limited to, paint, sheetrock repair, screen repair, and minor plumbing/electrical
  • Satisfy daily unit service requests per work order, following company procedures
  • Execute make-ready procedures: painting, appliance repair, plumbing, electrical fixtures, repairing or replacing old faulty parts; checking locks, replacing burned out light bulbs
  • Conduct preventative maintenance: Make regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment; check for appearance and cleanliness, structural cracks, excessive wear, and faulty parts
  • Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol
  • Survey buildings and repair mechanical systems to ensure consistency with health and safety regulations
  • Support the setup of ventilation, refrigeration and other systems and conduct repairs when necessary
  • Maintain heating and plumbing systems to ensure functionality
  • Inspect alarm systems such as carbon dioxide and fire protection and quickly schedule repairs when needed
  • Undertake activities of pest control such as spraying insecticide
  • Obtain quotes and coordinate projects with vendors on call schedule
