The Maintenance Supervisor position is crucial for reiterating the corporate philosophy through skilled, efficient, and professional service to ZRS MANAGEMENT residents, aiming to assist in resident retention. This role reports directly to the Property Manager and is responsible for the overall maintenance of the property. Key aspects include prompt service calls, on-call service, scheduling apartment turns, performing various repairs (electrical, plumbing, carpentry, masonry), maintaining common areas, pools/Jacuzzis, and maintenance shops. The supervisor also trains other maintenance employees, assists in vendor selection, maintains accurate property records, establishes a Preventive Maintenance Program, conducts weekly light inspections, and inspects/approves contractor work while ensuring proper insurance. The role involves a leadership position in enhancing the property's aesthetic appeal, assisting with the maintenance budget, and supporting other ZRS MANAGEMENT properties as needed. Additionally, the supervisor walks move-outs with the Property Manager to assess repair costs and turn times, videotapes units with charges/damages, daily reviews outstanding service requests, maintains logbooks, ensures EPA compliance, and adheres to Fair Housing requirements. Ordering maintenance supplies and implementing the Area Assignment Program are also part of the responsibilities.
