About The Position

The Maintenance Supervisor is responsible for overseeing and coordinating the daily activities of maintenance, janitorial, and grounds staff within an apartment community. This role involves performing a wide range of maintenance-related repairs, including carpentry, plumbing, appliance, electrical, painting, window installation, and drywall repairs. The supervisor will troubleshoot and respond to residential service requests, monitor vendor performance, assist in budget development, manage maintenance purchases and inventory, and coordinate preventative maintenance schedules. Additionally, the position requires supervising and inspecting make-ready units, monitoring operating procedures, acting as a liaison for resident complaints, and responding to after-hours emergencies, including snow removal.

Requirements

  • HVAC certification required
  • Experience working at an apartment community in the maintenance field
  • Dependability and reliability in following through with responsibilities
  • Maintain a valid state driver’s license and current insurance; you are required to provide your own tools
  • Dedication to exceeding the needs of all customers with an ability to build and maintain relationships
  • Demonstrate thoroughness, self-motivation, and organization when accomplishing tasks
  • Required to adhere to the dress code as established by management, use protective equipment when necessary, and follow safety procedures
  • Must be available for snow removal if applicable at location

Responsibilities

  • Maintenance related repairs in the areas of carpentry, plumbing, appliance, electrical, painting, installation of windows, drywall repairs, and other typical apartment repairs
  • Coordinate and supervise the daily activities of maintenance, janitorial, and grounds staff
  • Assist the Property Manager to create and maintain community residents are proud to call home
  • Troubleshoot and respond to a wide variety of residential service requests in a timely and professional manner
  • Monitor vendor performance and compliance
  • Assist in the development of budgets
  • Initiate maintenance purchases and negotiate best pricing
  • Maintain inventory levels of parts and equipment
  • Coordinate preventative maintenance schedules and control expenses
  • Supervise and inspect make-ready units and turnover process in accordance with company guidelines
  • Monitor maintenance operating procedures and performance standards
  • Act as a liaison for Property Manager and/or Area Manager with respect to resident complaints
  • Coordinate and respond to after-hours emergency response
