About The Position

The Maintenance Supervisor is responsible for overseeing the maintenance team and ensuring that all service requests are completed within 24 hours. This role involves participating in community improvement plans and preventative maintenance programs, diagnosing and performing maintenance and repairs on various systems including electrical, plumbing, A/C, heating, and appliances. The supervisor must maintain proper inventory levels, enforce safety regulations, and ensure timely preventative maintenance. Additionally, the supervisor interacts with vendors, maintains a courteous demeanor with residents and staff, and is available for 24-hour emergency calls.

Requirements

• Experience in maintenance and repair work.
• Knowledge of electrical, plumbing, and HVAC systems.
• Ability to manage and supervise a team.
• Strong problem-solving and customer service skills.
• Excellent communication skills, both oral and written.
• Knowledge of safety regulations and hazardous materials management.

Nice To Haves

• Experience in property management maintenance.
• Certifications in HVAC or plumbing.
• Familiarity with EPA and OSHA regulations.

Responsibilities

• Completes service requests within 24 hours.
• Participates in an ongoing community improvement plan and preventative maintenance program.
• Diagnoses and performs maintenance/repair on electrical and plumbing systems, A/C and heating systems, appliances, and various property structures.
• Maintains proper levels of inventory and orders maintenance supplies as needed.
• Responsible for knowledge and enforcement of laws and regulations regarding hazardous materials.
• Ensures preventative maintenance is performed timely and proactively.
• Obtains bids and interacts with vendors, remaining knowledgeable of competitive pricing.
• Maintains a courteous and helpful demeanor with residents and staff.
• Available for 24-hour maintenance emergency calls.
• Operates standard maintenance equipment safely.
