About The Position

The Maintenance Supervisor at The Bevy Apartments is responsible for overseeing maintenance service requests and ensuring the community's physical integrity and appearance. This role involves coordinating with Maintenance Technicians, maintaining inventory, and ensuring a safe and comfortable living environment for residents. The supervisor will also conduct inspections, manage maintenance tasks, and provide leadership and training to the maintenance team.

Requirements

• High school diploma or GED.
• Three years of property management maintenance experience.
• Supervisory experience of three or more years.
• Basic computer skills including Microsoft Word and property management software.
• Advanced skills in electrical, plumbing, carpentry, and HVAC.
• Excellent customer service skills and good written and oral communication skills.
• Ability to perform effectively as a member of a small community team.

Nice To Haves

• Experience with OneSite property management software.
• Knowledge of Fair Housing regulations.
• Ability to perform snow removal and outdoor job functions in various weather conditions.

Responsibilities

• Assign, coordinate, and perform maintenance service requests and apartment make readies with Maintenance Technicians.
• Maintain adequate inventory of parts, supplies, and maintenance materials.
• Assist the Community Manager in maintaining the physical appearance and integrity of the community.
• Conduct regular inspections of the community to identify cleanliness or repair issues.
• Create and schedule daily tasks for service technicians and the weekly on-call emergency maintenance schedule.
• Inspect, repair, or replace various apartment fixtures and appliances as needed.
• Ensure apartment make ready turns are completed within 5-8 business days.
• Maintain accurate records in Onesite regarding preventative maintenance and service requests.
• Supervise up to three service technicians and assist in their performance evaluations.
• Report unsafe conditions to supervisors and comply with all company safety rules.
