About The Position

The Maintenance Supervisor is responsible for regular maintenance and repair on equipment in all facilities operated by BHW. This role involves investigating mechanical breakdowns and failures of machinery to determine the cause and prevent recurrence through preventative maintenance. The supervisor keeps abreast of modern techniques of maintenance and repair and employs cost-effective measures in all duties.

Requirements

  • High school diploma.
  • Background in management and supervision is desirable.
  • Basic knowledge of electric, plumbing, mechanical, painting, and carpentry skills.
  • Ability to pass drug test.
  • Ability to pass criminal background test.
  • Ability to work independently and adapt to changing priorities with little supervision.
  • Must present a professional image and positive attitude.

Responsibilities

  • Review, prioritize, and assign all maintenance work orders.
  • Investigate mechanical breakdowns and failures of machinery to determine cause and prevent recurrence through a preventative maintenance program.
  • Maintain weather protection of all facilities for cold, heat, floods, and fire protection.
  • Conduct studies and investigations to determine necessary steps to correct or improve operations and eliminate waste.
  • Complete Move In and Move Out Inspections and create work orders for Move Out Inspections.
  • Supervise planning, drafting, estimating, inspections, and records of repair and construction.
  • Repair emergency breakdowns in the shortest possible time.
  • Assist with fire and safety needs.
  • Maintain current information on codes, regulations, legal interpretations, new ideas, new methods, and other information from outside sources.
  • Develop programs for reductions of expenses for gas, electricity, water, and for conservation of all facilities.
  • Study physical layout of facilities for long-range expense reduction.
  • Observe performance of personnel on the job to eliminate wasteful practices and sub-standard work.
  • Convene meetings with maintenance staff.
  • Encourage positive employee relationships with staff, individuals, and the public.
  • Attend meetings and discuss with supervisors to maintain high personnel morale.
  • Supervise maintenance staff and ensure that their duties are carried out.
  • Conduct annual room inspections.
  • Be on-call for after-hours emergencies.
  • Schedule on-call for after-hours emergencies.
  • Check on snow and initiate the calling tree for snow removal.
  • Perform other duties as assigned.
