The Maintenance Supervisor plays a critical role in our success. River Pointe is a Kennedy Wilson owned community. Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

Requirements

  • Vast maintenance management experience in multifamily housing.
  • Knowledge of Hot Water Heater repair and maintenance.
  • Basic carpentry knowledge required.
  • Background on different types of roofing materials (shingle to BUR Membrane and EPDM) highly preferred.
  • Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Proficient in MS Office Suite and property management software (Yardi/One Site).
  • High level of professionalism in both manner and dress.

Responsibilities

  • Manage outside vendors and follow up on warranties by email and phone.
  • Develop standards for the cleanliness and overall appearance of the property.
  • Supervise up to 5 employees.
  • Assist with developing the budget for regular repair and maintenance and capital expense.
  • Delegate and complete resident work orders in a timely manner.
  • Oversee and complete the 'make-ready' process to prepare vacant apartment homes for leasing and new move-ins.
  • Conduct regularly scheduled Greystar safety meetings and ensure compliance with safety laws and requirements.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Demonstrate customer service skills by treating residents and others with respect.
