About The Position

The Maintenance Supervisor at Lucia at Aviara, Carlsbad oversees and performs technical and mechanical work to ensure that the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality. This role involves managing a unit count of 259 in a lease-up property and includes responsibilities such as assisting with work orders generated from resident requests, overseeing the make-ready process for vacant apartments, developing cleanliness standards for various community areas, inspecting work performed by service team members and contractors, maintaining inventory of spare parts, completing monthly preventative maintenance procedures, and conducting safety meetings to ensure compliance with OSHA and other safety laws. The Maintenance Supervisor also demonstrates customer service skills by treating residents with respect and responding to maintenance service complaints efficiently.

Requirements

  • Experience in property maintenance or a related field.
  • Strong technical and mechanical skills.
  • Ability to manage multiple tasks and prioritize effectively.
  • Excellent communication and customer service skills.
  • Knowledge of OSHA and safety regulations.

Responsibilities

  • Oversee and perform technical and mechanical work to ensure community standards are met.
  • Assist and complete work orders from resident requests and routine upkeep.
  • Oversee the make-ready process for vacant apartments, including inspections and scheduling vendors.
  • Develop cleanliness standards for community grounds, amenities, and common areas.
  • Inspect work performed by service team members and contractors to ensure quality standards are met.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts.
  • Conduct regularly scheduled safety meetings and ensure compliance with safety laws.
  • Demonstrate customer service skills by treating residents with respect and responding to complaints.
