About The Position

The Maintenance Supervisor I oversees the maintenance operations of the property. Supervises maintenance staff at the property and performs maintenance functions. Ensure that the physical condition of the property satisfies ownership objectives. This role is successful when it provides good customer service, the best support to family homes, ensures all preventive maintenance and unit inspection are complete in time, and takes care of the assets through enhancement of the site, with correct capital projects. The Maintenance Supervisor I typically supports properties with less than 100 units.

Requirements

  • High school diploma or GED with 5 or more years of related experience or an advanced degree with a minimum of 3 years of related experience
  • Working knowledge of facilities management standards, concepts, practices, procedures, and policies with the ability to apply them
  • Knowledge of electrical, carpentry plumbing, appliances, and HVAC, and Customer service, written communications, oral communications
  • Ability to communicate effectively both orally and in writing.
  • Ability to be flexible and adaptable in various situations.
  • Ability to work independently and dependently in a team-driven environment.

Nice To Haves

  • Experience with Asbestos and lead-based paint
  • Professional certifications such as CAMT or CFC Universal are preferred

Responsibilities

  • Lead and manage maintenance staff at the property on a day-to-day basis as a working supervisor when not supervising staff.
  • Assist in hiring, developing, training, and holding staff accountable to operations standards.
  • Conduct and participate in weekly staff meetings.
  • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests and maintain the preventive maintenance program and overall curb appeal.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Solicit bids from vendors with the approval of the PM and Regional Maintenance Manager.
  • Participate in on-call activity during off hours, emergencies, and hands-on maintenance activities.
  • Complete monthly building and unit inspections to ensure property is maintained to operating standards.
