About The Position

Winn Companies is looking for a Maintenance Supervisor I to join our team at Gordon Mansfield, a 70-unit residential community located in Tinton Falls, NJ. In this role, you will oversee the maintenance operations of the property and perform maintenance functions. Please note that the pay range for this position is $25.00 - $29.00 per hour. Final salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.

Requirements

  • High school diploma or GED equivalent.
  • 3-5 years of relevant work experience.
  • Valid Driver License is required
  • Minimum of 1 year of supervisory experience.
  • General knowledge of HVAC.
  • General knowledge of electrical, plumbing, and appliances.
  • Experience with computer systems, particularly Microsoft Office applications.
  • Excellent customer service skills.
  • Solid verbal and written communication skills.
  • Ability to supervise and work with a diverse group of people and personalities.

Responsibilities

  • manage the day-to-day basis and perform as a working supervisor when not supervising staff.
  • Conduct and participate in weekly staff meetings.
  • Responsible for preparing work schedules and vendors to complete service requests, maintain the preventive maintenance program, and maintain overall curb appeal.
  • Responsible for snow removal.
  • Complete monthly building and unit inspections to ensure property is maintained to operating standards.
  • Review third-party property inspections to resolve maintenance repairs.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
  • Participate in on-call activity during off-hours and emergencies.
