About The Position

The Maintenance Supervisor is responsible for overseeing the physical assets and maintenance operations of an apartment community. This role involves managing maintenance staff, scheduling repairs, ensuring apartment readiness, and coordinating preventive maintenance and construction projects. The supervisor works closely with the Community Manager to maintain high standards of service and safety within the community.

Requirements

• Minimum of 5 years general maintenance experience and/or at least 1 year of multi-family service request experience.
• Previous supervisory experience is required.
• Ability to troubleshoot and repair HVAC equipment, plumbing systems, and major appliances.
• Valid driver's license or means of immediate transportation for service calls.
• High School Diploma or equivalent; some college or trade school preferred.

Nice To Haves

• Freon Recovery Certification Type I and II, or Universal.
• Certified Apartment Service Technician (CAMT) certification.
• Certifications in boilers, plumbing, HVAC (basic and advanced).
• Experience in painting and compressor diagnosis.

Responsibilities

• Supervise, schedule, and perform maintenance activities for the apartment community.
• Determine weekly apartment make-ready and Service Request schedules.
• Complete weekly/daily maintenance employee schedules and assignments.
• Communicate assignments and tasks to maintenance employees and check their work progress.
• Provide input to the Community Manager regarding employee performance evaluations and assist in recruiting staff.
• Coordinate and respond to management requests and Service Requests for occupied apartments.
• Monitor the completion of Service Requests to limit callbacks and coordinate warranty work orders with vendors.
• Prepare vacant apartments for move-in and ensure all necessary repairs are completed.
• Conduct daily property tours to identify maintenance and safety hazards.
• Order supplies while managing the maintenance budget and provide input for the next fiscal year's budget.
• Attend and participate in industry training programs and manage vendor contracts.
