About The Position

The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality. This position is responsible for assisting and completing work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. The role also involves overseeing the 'make-ready' process to prepare vacant apartment homes for leasing and new move-ins, developing standards for cleanliness and overall appearance of the community, and conducting inspections of work performed by service team members and contractors.

Requirements

• Experience in property maintenance or a related field.
• Strong technical and mechanical skills.
• Ability to diagnose and repair issues in a timely manner.
• Knowledge of safety standards and regulations.
• Excellent customer service and communication skills.

Nice To Haves

• Previous supervisory experience in a maintenance role.
• Familiarity with property management software.
• Certifications in HVAC, plumbing, or electrical work.

Responsibilities

• Assists and completes work orders generated from resident requests for service.
• Oversees and completes the 'make-ready' process for vacant apartment homes.
• Develops standards for cleanliness and overall appearance of community grounds and amenities.
• Periodically inspects work performed by service team members and contractors.
• Maintains adequate inventory of spare parts and maintenance materials.
• Completes monthly preventative maintenance procedures.
• Supports cost-cutting and expense control programs.
• Conducts regularly scheduled safety meetings and ensures compliance with safety laws.
• Demonstrates customer service skills by treating residents with respect and responding to complaints.
