Who we need: Barkan Management Company is currently seeking an experienced full-time Maintenance Superintendent for Alloy at Assembly Row in Somerville, MA, a luxury condominium high-rise/mixed use community with 122 residential units, a hotel, garage and retail space.

Requirements

  • At least two years’ experience in various maintenance operations.
  • Previous customer service experience helpful
  • Experience working with third-party vendors and contractors helpful.
  • Good organizational, planning, and communication skills
  • Team oriented with ability to work independently
  • Good written and verbal communication skills
  • Ability to read, analyze and interpret maintenance related information
  • Well organized efficient and detail oriented
  • Ability to prioritize and multi-task
  • Must be able to diagnose problems and determine possible solutions.
  • Ability to follow oral and written instructions
  • Basic computer and internet knowledge, as well as Microsoft outlook.
  • Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
  • On-call, after-hour emergency service is required. Must live within 20 miles of the community for required response time of no more than one hour.

Responsibilities

  • Supervise Janitorial and other building maintenance vendors.
  • Inspect common areas of building as required 2 times a day, to determine maintenance and janitorial needs.
  • Duties include various non-licensed maintenance functions in painting, cleaning, door and lock repairs, minor plumbing and electrical, and other general maintenance functions.
  • Perform emergency on-call service for after-hours maintenance-related issues as required.
  • Recycling and trash removal when necessary
  • Perform assigned preventive maintenance duties and tasks.
  • Perform minor in unit maintenance requests according to policy
  • Common areas maintenance trash and debris.
  • Assist with snow and ice removal, if needed
  • Communicate effectively with residents, fellow associates, vendors and supervisors, to foster positive relationships.
  • Comply with all personnel management policies and procedures
  • Ensure adherence to the company’s safety and hazard communications programs, policies and procedures
  • Ensure physical condition and appearance of the property will enhance the value of the community.
  • Complete special projects, tasks or duties as assigned by General Manager.
