The Maintenance Superintendent is responsible for the preservation and upkeep of the property, operating within OSHA standards and company safety policies. The role requires excellent attendance, communication skills, and the ability to build lasting business relationships.

Requirements

  • High School Diploma or Equivalent required
  • Must possess formal training or experience in carpentry, light plumbing work, light electrical work, painting, refurnishing and cleaning, and air conditioning
  • Valid Driver's License and reliable transportation required
  • EPA certification preferred or ability to obtain within 90 days of hire
  • Proficiency in reading, writing and speaking English
  • Limited computer literacy
  • Ability to communicate effectively with co-workers, residents and vendors

Responsibilities

  • Practice OSHA standards and company safety policy
  • Perform continuing education of safety training as required by company and/or State and Federal Law
  • Complete a hazard assessment form before beginning any task
  • Utilize proper safety equipment when exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock
  • Knowledge of all maintenance requirements for the property
  • Ensure all repairs are compliant with local building codes, permitting and regulations
  • Keep accurate records regarding preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories
  • Participate in a standby emergency schedule for evening, weekend and holiday coverage
  • Perform scheduled maintenance on all equipment, based on the manufacturers recommendations and operating manuals
  • Regularly inspect all apartment units, buildings, and common areas, performing repairs and janitorial assistance
  • Maintain the grounds in accordance with the schedule set forth in the procedures manual
  • Provide training for colleagues from other communities, when appropriate
  • Communicate frequently with Community Manager
  • Report unusual or extraordinary circumstances regarding the property, co-workers, or residents
  • Maintain the required property uniform and ensure a professional appearance and attitude
  • Be aware of all contractual obligations relating to maintenance
  • Troubleshoot and repair HVAC systems, excluding Freon-related tasks
  • Ensure storage areas and entrances are locked and adequately lit
  • Obtain a state license for application of pesticides, if required
  • Perform light electrical repairs, light plumbing work, and carpentry work
  • Redecorate vacant units and assist in custodial work
  • Maintain and repair amenities such as pools, spas, and fitness equipment
  • Assist other team members when necessary
