About The Position

The Maintenance Project Supervisor oversees maintenance projects across a portfolio of residential properties. This role is responsible for estimating, planning, coordinating, and supervising maintenance initiatives, capital improvements, and repair projects while ensuring minimal disruption to residents and tenants. The ideal candidate brings strong leadership, technical expertise, efficient bid and estimating skills and experience managing vendors within a property management environment.

Requirements

  • High school diploma or GED required; technical training or trade certification preferred
  • 5+ years of experience in property maintenance, facilities, or construction
  • 2+ years of supervisory or project management experience
  • Strong knowledge of building systems including HVAC, plumbing, electrical, drywall, and flooring
  • Excellent customer service skills including in person, phone and electronic communications
  • Ability to read blueprints, scopes of work, and technical documentation
  • Must have a valid drivers license
  • Ability to walk properties, climb stairs and ladders, and lift up to 60 pounds
  • Ability to work indoors and outdoors in varying weather conditions

Responsibilities

  • Prepare job bids and estimates in a timely manner (usually within 1 week)
  • Plan, schedule, and supervise maintenance and improvement projects across multiple properties
  • Coordinate and lead a maintenance team, ensuring work is completed safely and efficiently
  • Manage third-party vendors and contractors, including bidding, scheduling, and quality control
  • Conduct regular property inspections to assess building conditions and identify project needs
  • Work in the field to complete work orders as needed
  • Ensure compliance with local codes, safety regulations, and company standards
  • Communicate project timelines and impacts with property managers, leasing teams, and residents/tenants
  • Work with the Project Administrator to track project costs, approve invoices, and support budget planning
  • Respond to escalated maintenance issues and emergencies as needed
