About The Position

The Maintenance Porter plays a crucial role in providing excellent resident services while performing various maintenance duties to maintain and enhance the value of the community. This position supports the Community Manager in all aspects of physical maintenance for income-producing properties, ensuring a clean, safe, and well-maintained environment for residents.

Requirements

• Minimum of 1 year of property management experience preferred.
• General maintenance experience preferred.
• High school diploma or equivalent required.
• Valid driver's license and reliable transportation required.

Nice To Haves

• Experience in property management is a plus.
• Knowledge of safety regulations and maintenance best practices.

Responsibilities

• Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under supervision.
• Conduct appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and general maintenance work as necessary.
• Ensure exterior curb appeal and cleanliness of the community grounds.
• Assist in daily maintenance of pool/spa, laundry room, recreation room, rental office, restrooms, and common areas.
• Maintain high standards of resident service and relations for the entire staff.
• Ensure apartments are rent-ready within 3 to 5 days after vacated.
• Maintain accurate inventory control of tools, equipment, and supplies.
• Handle maintenance requests efficiently and effectively, completing them within 24 hours.
• Adhere to company preventive maintenance directives regarding safety and maintenance checks.
• Assist in performing apartment move-in and move-out inspections as directed.
• Perform on-call emergency service as required.
• Assist in special maintenance projects as directed by the Maintenance Supervisor or Community Manager.
