The Maintenance Mechanic will supervise a thorough preventative maintenance program, ensuring the timely repair of malfunctioning equipment and compliance with all fire, life, and safety requirements. This role will also maintain accurate records of parts and labor, manage fire and safety inspections, oversee equipment procurement, and communicate maintenance and facility-related concerns to the immediate supervisor. The Maintenance Mechanic will also help coordinate and manage building-wide systems, contractors, and safety protocols to maintain a secure and compliant facility. HOW YOU’LL SHAPE THE EXPERIENCE & FUTURE Regulate employees’ use of equipment in the absence of the Chief Engineer, if needed, and performs other duties as directed by the Superintendent Inspect, diagnose, and repair mechanical defects/failures in various maintenance equipment including (but not limited to) diesel, gasoline, and electrically powered systems. Instruct and/or assist in training workers regarding preventative maintenance and the proper cleaning and safe operation of equipment. Prioritize maintenance and repair tasks to ensure equipment and systems are operational and compliant. Maintain a preventative maintenance program and budget for all equipment and facilities. Perform daily walk-throughs to monitor boilers, water pumps, chiller systems, cooling towers, laundry equipment, pool chemicals, and fitness equipment. Conduct daily inspections of the fire panel control room and ensure all faults are cleared and documented. Regularly check permits, licenses, and certificates including elevator permits, pool permits, and fire safety documentation to ensure they are up-to-date and visibly posted. Coordinate with vendors to ensure Certificates of Insurance (COI) and W-9s are on file before work begins. Maintain and organize complete records for fire and life safety inspections, backflow inspections, rigging certifications, and grease interceptor logs in a centralized binder or system. Assist in fire watch program implementation and annual fire drills, ensuring departmental sign-off. Supervise and document monthly fire extinguisher inspections, yearly fire sprinkler testing, fire panel testing, generator servicing, and fuel ordering. Ensure quarterly kitchen hood system cleaning and Ansel fire system inspections are completed and logged. Oversee five-year fire certification tracking and plan for renewals accordingly. Ensure the ADA pool lift and ADA room kits (phone/door flashers) are in working order and compliant. Monitor and maintain all hot work and hazard communication programs. Help manage and maintain a positive working relationship with Security and Housekeeping. Learn and utilize property-level maintenance systems such as HotSos, Core, or other Building Maintenance Management Software. Other duties as assigned.
