About The Position

Performs skilled maintenance and repair of mechanical, electrical and other physical structures. Paints structures, performs masonry work, and repairs plumbing fixtures and woodwork. Makes repairs to tools and equipment. Repairs, maintains and installs electrical systems and fixtures. Measures, cuts, bonds, threads, assembles and installs electrical conduit. Uses hand and power tools. Maintains and repairs tools and equipment. Assist higher-level mechanic. One year experience.

Requirements

  • Associate's degree (AA.) or equivalent from two-year college or technical school; or one to three years experience in the building trades; or equivalent combination of education and experience.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Knowledge of tools utilized to perform the described duties and the safety procedures and devises required when operating/using these tools.
  • Maintain a valid Kansas Drivers License
  • The employee is regularly required to sit, stand; walk; use hands to handle or feel; reach with hands and arms; stoop, kneel and crouch.
  • The employee is also frequently required to climb or balance and talk or hear.
  • The employee must regularly lift and /or move up to 50 pounds, frequently lift and/or move up to 100 pounds and occasionally lift and/or move more than 100 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Responsibilities

  • Generate, and complete work orders in CMMS.
  • Setup PM’s in CMMS for required equipment per manufacturer specifications.
  • Complete PM’s as required.
  • Add assets and all relevant data to CMMS.
  • Receive in inventory to CMMS and place in appropriate warehouse and bin.
  • Repair, and install counters, cabinets, benches, partitions, floors, doors, building framework, and trim.
  • Fit, aligns, and hang doors, and install hardware such as locks and kick plates.
  • Installs glass in windows, doors, and partitions.
  • Installs appropriate framing and furring materials for fastening drywall, and installs drywall to cover walls, ceilings, soffits, etc.
  • Cut openings for electrical outlets, vents, and fixtures.
  • Seal joints between drywall and other wallboard to prepare wall surface for painting.
  • Tape joints, fill nail and screw holes and sand to provide smooth surface to facilitate applying finishing materials.
  • Smooth surfaces and remove old paint from surfaces to prepare surface for painting.
  • Fill nail holes, cracks, and joints with appropriate materials and sanding as appropriate.
  • Protect floors, trim, and furnishings utilizing drop cloths and masking tape and paper.
  • Textures walls before painting.
  • Apply coats of paint varnish or stain to decorate and protect interior or exterior surfaces of the facility, with brushes, paint rollers, spray guns.
  • Check generators and transfer switches as required and perform PM’s and repairs.
  • Perform PM’s on HVAC units and make repairs if possible.
  • Inspect roofs and make minor repairs.
  • Check and provide preventive maintenance of sprinkler system, and fire safety systems.
  • Conduct fire drills, sprinklers tests, and check fire doors.
  • Keep the facility compliant by staying current on all fire safety related duties.
  • Inspect and repair fire walls to maintain fire ratings.
  • Diagnose and make repairs to miscellaneous medical equipment using OEM parts.
  • Have Biomed test the equipment following the repair if needed.
  • View building automation daily if possible to ensure that all HVAC is performing correctly.
  • Design and install building network drops for the IT department after having them approved by Facilities Manager.
  • Follows appropriate safety and infection control procedures when working in patient areas.
  • Notifies Facility Manager of concerning need for major repairs or additions to lighting, heating, and ventilating equipment, the facilities and grounds.
  • Cleans snow ice and debris from sidewalks.
  • Attends in-service training programs.
  • Maintain confidentiality regarding residents, families, staff, and organization.
  • Develop and maintain a professional demeanor and rapport with residents, visitors, and staff.
  • Uses the proper protective clothing/devices when performing work.
  • Cleans equipment/tools and performs preventive maintenance per maintenance schedules or manufactures recommendations.
  • Follow the CHS Code of Conduct and work within the personnel and department-based policies.
  • Other duties may be assigned.
