The Maintenance Manager is the in-market execution owner of Pacaso’s Internal Maintenance function — a revenue-generating service line within Asset Management. This role is responsible for completing billable maintenance work, ensuring rapid resolution of home issues, and maintaining homes to Pacaso’s luxury standards. Operating as Pacaso’s internal vendor, the Maintenance Manager delivers high-quality, efficient repairs while partnering closely with Asset Managers to protect asset performance and owner experience. This role emphasizes execution excellence, cost recovery, and proactive asset care.

Requirements

  • 5–8+ years of experience in residential maintenance, handyman services, or property operations
  • Strong troubleshooting skills across home systems, appliances, and general repairs
  • Strong attention to detail and commitment to quality workmanship
  • Comfortable using work order systems, mobile tools, and basic technology platforms
  • Excellent communication skills and professionalism when working in occupied homes

  • Experience working in high-end or luxury residential environments preferred
  • Ability to prioritize and execute in a fast-paced, high-volume environment

Responsibilities

  • Receive, triage, and execute assigned maintenance work orders across a portfolio of homes
  • Complete handyman repairs within defined scope, quality, and safety standards
  • Diagnose issues across core home systems (electrical, plumbing, HVAC basics, appliances, smart home tech)
  • Escalate specialized or out-of-scope work to Asset Management with clear scoping and recommendations
  • Ensure all work is completed efficiently, correctly the first time, and aligned with Pacaso Home Standards
  • Partner with the Maintenance Coordinator to manage scheduling, routing, and daily execution priorities
  • Respond to urgent and in-stay issues with speed and professionalism
  • Maintain accurate and detailed work order notes, including diagnostics, actions taken, and outcomes
  • Communicate clearly on timelines, status updates, and completion outcomes
  • Ensure all repairs contribute to homes being consistently stay-ready, safe, and fully functional
  • Identify and address root causes to prevent repeat issues
  • Support Asset Managers in maintaining Pacaso Home Standards through high-quality execution
  • Flag risks, recurring issues, and preventative maintenance opportunities proactively
  • Track labor, materials, and completion notes accurately
  • Ensure maintenance work is properly logged for property billing
