About The Position

The Buncher Company is seeking an experienced Maintenance Manager to provide administrative and operational leadership for maintenance services across a diverse portfolio of commercial properties (office, retail, and industrial). This role is primarily office-based and focuses on planning, coordination, vendor and contract management, compliance oversight, budgeting, and performance monitoring. The Maintenance Manager leads through field-based Maintenance Team Leads, partners closely with Property Management, and plays a key role in protecting asset value, ensuring regulatory compliance, and delivering consistent, high-quality service to tenants.

Requirements

  • Associate’s degree required; Bachelor’s degree preferred. An equivalent combination of education and relevant professional experience will be considered.
  • 7–10 years of experience in commercial property maintenance, facilities management, or related operations.
  • Prior experience managing or leading maintenance or facilities personnel.
  • Experience managing vendors, service contracts, preventative maintenance programs, and work order systems (Prism/Building Engines preferred).
  • Valid driver’s license with reliable transportation.
  • Strong knowledge of commercial building systems and maintenance best practices.
  • Proven ability to lead through others and drive consistent execution across multiple sites.
  • Strong vendor management, budgeting, and analytical skills.
  • Excellent communication, organization, and stakeholder management capabilities.
  • Proactive, solutions-oriented mindset with strong follow-through.
  • Proficiency with Microsoft Office and company-selected technology platforms.

  • Experience supporting multiple properties or a regional portfolio preferred.

Responsibilities

  • Own and continuously refine the maintenance operating model across the portfolio, ensuring consistent standards and practices.
  • Develop, implement, and oversee preventative maintenance programs for building systems including HVAC/controls, electrical, plumbing, life safety, elevators, and related infrastructure.
  • Oversee work order governance, including intake standards, prioritization, escalation protocols, and service level expectations.
  • Lead vendor sourcing, onboarding, contract negotiation, and performance management.
  • Review and approve vendor proposals and invoices, ensuring work aligns with scope, quality, and budget expectations.
  • Ensure vendors meet insurance, safety, and compliance requirements.
  • Provide leadership, coaching, and accountability for Maintenance Team Leads and indirectly support field staff.
  • Partner closely with Property Managers and internal stakeholders to align maintenance priorities, service delivery, and tenant satisfaction.
  • Serve as a key point of coordination for maintenance-related escalations.
  • Lead maintenance budgeting and forecasting in partnership with Property Management.
  • Track spending, analyze variances, and implement cost-control strategies.
  • Establish and monitor KPIs (e.g., PM completion, work order aging, downtime, vendor performance) and use data to drive improvements.
  • Ensure compliance with building codes, OSHA standards, fire/life safety regulations, and environmental requirements.
  • Coordinate inspections and safety drills and track corrective actions.
  • Provide strategic input on asset condition, operational risks, and long-term capital needs.
  • Support planning and execution of capital improvements and building upgrades with Property Management, Asset Management, and external consultants.
