About The Position

DUTIES AND RESPONSIBILITIES Conduct all business in accordance with company polices and procedures, state and federal laws; e.g., OSHA, Fair Housing and all other laws and applicable regulations pertaining to apartments.  Inspect vacated apartments and complete checklists in regard to make-ready. Communicates with Maintenance Supervisor and/or Property Manager of additional services, supplies and repairs.  Routinely perform the following duties in order to restore apartments to "market ready" status: Check all lights and replace as necessary. Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets. Check applicable appliances and repairs as needed or communicates with Maintenance Supervisor of any repairs. Assist in changing or removing appliances from apartment. Make keys when necessary. Assist with painting duties when requested. Transfer paint from storage areas to apartments when painting is scheduled. Repair or replace curtains, mini-blinds, ceiling fans, etc. Repair plaster holes in walls, paints as necessary. Inspect bathroom tiles, perform minor repairs/replacements. Change A/C filters and clean coils. Operate carpet cleaning equipment to clean carpets. Lend assistance during trash-out of apartment; e.g., moving heavy/bulky items to dumpster. Replace vacancy lock (if applicable) on day lock is changed for new resident for move-in. Changes out P.O. Box lock when requested (if applicable). Makes new keys when requested. Assist in keeping grounds clean at all times. Deliver notices as required. Report supply needs to Maintenance Supervisor and/or Property Manager. Perform other tasks as assigned by Maintenance Supervisor and/or Property Manager. Check faucets, sink plugs and repairs/replaces as necessary. Replace washers when needed. Perform exterior repairs to sinks, bathtubs, etc., when warranted. Perform and/or assist with carpentry work, plumbing and minor A/C and electrical repairs. Caulk, dap and seal as needed around windows, sinks, bathtubs and showers. Repair and replace damaged sheetrock, baseboards, doors, etc. Vinyl floor replacement/repair. Clean fireplace, dyer vents, etc. Assist with preventative maintenance and service request. Equipment/Machinery/Tools: An employee in this position must be knowledgeable and skilled in the safe use and maintenance of cleaning fluids and tools, including mop, broom, vacuum cleaner, carpet cleaning equipment, buffer, step ladder, full ladder, hand tools, key-cutting machine, hand truck, wheelbarrow, pressure washer, etc.
