About The Position

The Facility Maintenance Lead, under the direction of the Director of Facilities, plans, assigns and directs the day-to-day operations of the Maintenance department. The position provides maintenance support to Group Homes, the Day Program Service building and the Support Office building. Provide preventative maintenance on assets and ensure that certain operational inspections / checklists are completed. Maintain the facilities within OAC and state and federal guidelines. Accountable for meeting and adhering to financial budgets, timely departmental reports, minimum Licensure K-Tag deficiencies and regular participation on Safety Committee. Oversee vehicle maintenance program and license tag renewal.

Requirements

  • High School Graduate or equivalent
  • Valid driver’s license required
  • Must have at least one (1) year of experience in related field
  • CPR required within 30 days of hire
  • Must have the ability to learn and adhere to Federal, State and local codes regulations for residential and commercial facilities.
  • Effective communication skills both written, verbal and basic computer skills.
  • Proven expertise in plumbing, minor electrical, basic HVAC, and carpentry.
  • Ability to sit or stand for long periods of time.
  • Ability to lift a minimum of 50 pounds; tasks may include lifting, repositioning, bending, turning, squatting, etc.
  • Ability to climb ladders

Responsibilities

  • Maintain facilities in accordance to federal / state / location building codes and all ICF/DD governing agencies.
  • Takes lead role interacting with fire marshal and/or licensing review team while they are surveying OAC facilities
  • With direction from the Director of Facilities, schedules, assigns and coordinates preventative/corrective work orders; monitors timely completion.
  • Reports issues to the Director of Facilities when potential for disruption in the care environment exists.
  • Ability to work independently, set priorities, handle multiple tasks with concentration and speed and accuracy to meet deadlines.
  • Perform routine preventative maintenance on facilities occupied by OAC.
  • Perform any minor repairs to include plumbing, electrical, carpentry and HVAC.
  • Monitor and ensure company vehicles are maintained appropriately.
  • Remove unsightly debris or discarded material / equipment / furnishings.
  • Oversee any major projects performed by subcontractors and ensure work is being performed appropriately.
  • Respond to all emergencies relative to the facilities.
  • Ensure “Maintenance Software Databases” software is kept current with up to date information.
  • Ensure service contracts are performed efficiently and on a timely basis with all reports filed appropriately.
  • Provide oversight for janitorial cleanliness of the facilities.
  • Provide oversight for the ground, sidewalks and parking lots to ensure operational reliability and appearance
  • Maintain vehicle software, oversee vehicle maintenance and renew vehicle tags
  • Provide assistance needed to set up for OAC activities/events
  • Provide input to the organization as to areas the maintenance program could be improved.
