About The Position

The Maintenance III Technician is responsible for the oversight of the physical plant including the electrical and emergency power systems, all boilers, pressure vessels, and associated equipment; the fire alarm systems, HVAC equipment, the Energy Management System, refrigeration, mechanical and plumbing systems, and medical gases. The position will need flexibility in assisting Maintenance I and II duties, carpentry, and grounds.

Requirements

  • Master Electrician license required
  • Minimum 3-5 years’ experience in electrical HVAC, boiler, or facilities maintenance preferred

Nice To Haves

  • Boiler Operator License or 4th Class Engineer license preferred
  • HVAC Certification preferred
  • Hospital or healthcare facility experience preferred

Responsibilities

  • Install, maintain, and repair electrical systems and components.
  • Troubleshoot power distribution, lighting, outlet, panels, and circuits.
  • Assist with maintenance of emergency power systems and generators.
  • Maintain exit lighting, emergency lighting, and life safety electrical systems.
  • Follow lockout/ tag out procedures when working on energized equipment.
  • Assist with ongoing/ identified hospital projects.
  • Install, maintain, troubleshoot, and repair HVAC equipment including air handlers, chillers, rooftop units, split systems, exhaust systems, and refrigeration units.
  • Monitor building automation/ control systems and respond to alarms.
  • Maintain proper temperature, humidity, and ventilation in patient care and critical areas.
  • Replace filters, belts, motors, and other HVAC components.
  • Perform preventive maintenance per Utilities Management Program.
  • Operate and maintain steam and hot water boilers.
  • Monitor pressures, temperatures, water levels, and safety devices.
  • Perform water testing and chemical treatment procedures.
  • Inspect pumps, valves, piping, heat exchangers, and related equipment.
  • Maintain boiler logs and required regulatory documentation.
  • Respond to boiler or utility emergencies.
  • Support fire and life safety compliance activities.
  • Assist with fire alarm, sprinkler, and emergency systems maintenance.
  • Participate in Environment of Care rounds and inspections.
  • Correct deficiencies identified during inspections.
  • Maintain compliance with NFPA, Joint Commission, and CMS standards.
  • Assist with and maintain medical gas systems
  • Complete scheduled preventative maintenance tasks.
  • Maintain accurate maintenance records in Limble system.
  • Document repairs, inspections, and testing.
  • Assist with equipment inventory and tracking.
  • Comply with local, state and federal laws and regulations.
