About The Position

Under the direction of the Maintenance Foreman, the Maintenance III position is responsible for providing all levels of heating, air conditioning and refrigeration systems trades support and maintenance of school and building equipment. Based on the assignment level, this work may include analyzing, diagnosing, troubleshooting, installing, repairing, replacing, building, prefabricating, altering and maintaining equipment related to HVAC and refrigeration. Work involves inspection of the work sites to determine time and materials needed. Assignments are generally received in the form of work orders and completed work is inspected by the Maintenance Foreman.

Requirements

  • High School or GED diploma required.
  • Minimum of five (5) years proven experience in HVAC and refrigeration.
  • Knowledge of principles, concepts and methods of electrical and mechanical components of systems.
  • Knowledge of standard equipment operating procedures and ability to perform complex system operations.
  • Ability to correctly and safely use tools associated with the HVAC and refrigeration trades.
  • Ability to comprehend written, verbal and visual directions, and to communicate with others clearly.
  • Ability to use computers, including administrative software applications and computerized maintenance management systems.
  • Ability to efficiently read building blueprints and drawings
  • Possession of a valid Maryland noncommercial class "C" driver's license or equivalent
  • Excellent organization, administrative and supervisory abilities.
  • Able to lift 50 pounds on a recurring basis, work in inclement weather and work from ladders, scaffolding, etc.

Responsibilities

  • Performs preventive maintenance, adjustments and basic repairs on a wide variety of digitally controlled HVAC systems.
  • Performs troubleshooting and repair of chilled and hot water building distribution systems including geothermal, low-pressure steam distribution, heat exchangers, hot and cold water deck systems, air handlers, univents, ERUs, DOAS and digital controls.
  • Performs seasonal overhauls and transitions of systems from heating/cooling.
  • Monitors and adjusts system set points and output using remote computer links to the building's programmable controls.
  • Performs building system repairs in coordination with central building automation system operators.
  • Assists in major component replacement and evaluation of complex system problems.
  • Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement in workplace safety and environmental practices.
  • Perform assignments in a timely manner once a work order for maintenance has been submitted.
  • Performs other job related duties as assigned.
