About The Position

The Maintenance General is responsible for performing scheduled maintenance and minor repair services exclusively within residential units. Services are coordinated, scheduled, and billed through the Management Office. This role supports unit owners and residents by providing timely, professional, and high-quality interior repair and maintenance services while maintaining the standards expected in a luxury residential community.

Requirements

  • Minimum 3--5 years of hands-on maintenance experience in residential, condominium, or multifamily environments
  • Strong working knowledge of basic plumbing, electrical, and HVAC systems
  • Ability to diagnose and complete minor repairs independently
  • Professional demeanor and strong customer service skills
  • Ability to work inside occupied luxury units with discretion and care
  • Maintain a clean and organized appearance
  • Use proper protective coverings when working inside units
  • Respect resident privacy and property at all times
  • Maintain detailed service logs
  • Escalate major repair issues requiring licensed vendor
  • Ability to lift up to 50 lbs
  • Ability to stand, kneel, climb ladders, and perform physical labor
  • Comfortable working in confined spaces

  • HVAC (Basic Maintenance)
  • HVAC filter replacement
  • Basic AC unit monitoring
  • Reporting of abnormalities to Maintenance Manager
  • Mounting & Installation Services
  • Picture frame mounting
  • Television mounting
  • Minor wall-mounted installation
  • Absentee Owner Services (If selected by resident)
  • When scheduled through management, responsibilities may include:
  • Unit inspection for water leaks
  • Monitoring of AC unit performance
  • Filter replacement
  • Flushing of toilets
  • Delivery of mail and packages
  • Weekly condition reports to management for owner communication
  • Service Coordination
  • All work must be scheduled through the Management Office.
  • Technician may not accept direct payment or private work from residents.
  • All labor is billed at the Association's approved hourly rate plus materials.
  • Technician must document time spent and materials used per work order.
