About The Position

Employee will be responsible for providing guidance and direction for maintenance techs, including training and development activities for the maintenance services for all KIC facilities. Provide minor and major repairs to all buildings, as well as utilizing service calls to contractors for electrical, mechanical, plumbing, and other contracting services as needed.

  • Skills in operating personal computers using a variety of computer software
  • Ability to organize and prioritize work to meet deadlines
  • Ability to respond effectively to the most sensitive inquiries or complaints
  • Ability to communicate professionally over the telephone and in person in a positive and clear manner
  • Ability to communicate orally and in writing to staff members from a variety of backgrounds - professionals, technicians, and clerical
  • Ability to manage simultaneously multiple tasks, including telephone, computer operations and in-person visits
  • Ability to be flexible to perform at the highest level as a team player
  • Ability to utilize maximum degree of professionalism and diplomacy with those who may be experiencing a high degree of stress both mentally and/or physically
  • Ability to maintain confidentiality of all Tribal operations and staff

  • Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus
  • Ability to use hands to finger, handle, or operate objects, tools, or controls; reach with hands and arms; climb or balance; stoop, kneel, crouch; and taste or smell
  • Each of the listed activities also requires standing, sitting, walking, bending, and stooping, Physically able to carry out duties and assignments, i.e., various framing, climbing ladders, scaffolds, erecting scaffolds, pouring concrete, installing sheetrock, taping, mudding, painting, etc.
  • Traveling occasionally, using air and/or water transportation, to out-of-town meetings and functions
  • Possess a current and valid State of Alaska driver's license with a record acceptable to KIC’s Insurance carrier
  • High school diploma or GED required
  • Five years of construction technique experience required

  • Journey Carpenter with all phases of experience (rough framing to finish interior/exterior work) preferred
  • Any combination of related education and/or related experience will be considered if the candidate possesses the demonstrated ability.

  • MAINTAINS STAFF BY: Assists with recruiting, selecting, orientating, and training employees; Maintaining a safe working environment; Developing personal growth opportunities.
  • ACCOMPLISHES STAFF JOB RESULTS BY: Communicating job expectations; coaching, counseling, and disciplining employees; planning, monitoring, and appraising job results; conducting training; implementing and enforcing systems, policies, and procedures. Informing employees of all matters affecting their employment. Providing tools and equipment necessary for staff to perform their duties.
  • MAINTAINS MASTER STOCK OF ITEMS BY: Entering and adding supplies received to current inventory levels. Assigning number to new stock item; Updating specification files; Recording reorder point information;
  • OBTAINS BUILDING PERMITS BY: Completing applications; Assembling required plans and information; Monitoring critical path of issuance; Reporting status; Requesting fee checks
  • BUILDS SUBCONTRACTOR RELATIONSHIPS BY: Negotiating contracts; Maintaining productivity, quality, and costs.
  • ACHIEVES FINANCIAL OBJECTIVES BY: Negotiating Subcontractor rates; Anticipating requirements, submitting information for budget preparation; Scheduling expenditures; Monitoring costs; Analyzing variances; Reviewing and approving invoices; Recommending revision of estimates.
  • COMPLIES WITH LEGAL AND COMPANY REQUIREMENTS BY Enforcing building codes; Following company systems, policies, and procedures; Maintaining safe and health work practices; Monitoring inspections; Correcting inspection deficiencies immediately.
  • MAINTAINS SAFE WORK ENVIRONMENT BY Establishing and enforcing safety policies and procedures; Ensuring compliance with federal, state, and local requirements; Directing the investigation of accidents and preventive improvements; Providing safety and first-aid training.
  • ENSURES EQUIPMENT OPERATION BY: Developing and enforcing preventive maintenance programs; Studying manufacturer’s instructions; Establishing repair and installation policies and procedures; Troubleshooting malfunctions; Coordinating tradespeople; Maintaining equipment inventories; Evaluating new equipment and techniques; Recommending equipment purchase and replacement.
  • KEEPS EQUIPMENT, SYSTEMS, AND BUILDING READY FOR USE BY: Completing preventive maintenance schedules with facilities management data software system Following policies and procedures; Reporting needed changes. Maintain facility's environmental HVAC system with the use of Building Automation System (BAS) software.
  • SECURES BUILDING AND OCCUPANTS BY Maintaining alarm and fire protection devices.
  • MAINTAINS DISASTER PREPAREDNESS BY: Establishing and enforcing disaster preparedness policies and procedures; Identifying business operating requirements; Monitoring preparedness.
  • MAINTAINS GSA FLEET OPERATION BY Establishing and enforcing GSA fleet operating policy and procedures; Identifying fleet requirements; Negotiating leases; Ensuring fleet regular maintenance.
  • MAINTAINS PROFESSIONAL AND TECHNICAL KNOWLEDGE BY Attending educational workshops/conferences; Establishing personal networks; Participating in professional societies.
  • CONTRIBUTES TO TEAM EFFORT BY Initiating and directing training programs and in-services for new employees; Demonstrating continuous initiatives for the improvement of department operations; Taking a systems approach to problem-solving and process improvement, which involves staff; Understanding the Tribe’s and employees' needs by demonstrating courtesy, diplomacy, and tact during interactions with internal and external parties. Performing other related duties as directed by supervisor.
