About The Position

This at-will position will assist and support the required maintenance necessary to maintain curb appeal and the overall appearance and quality of the property, including, but not limited to, maintenance for current tenants, maintaining grounds, and cross training in all aspects of the maintenance role under the direction of the Maintenance Team Leader and Property Manager. Essential Functions: The following list of functions is descriptive of the work to be performed but it should not be construed as an exhaustive list of responsibilities, functions, or tasks that the job may require. Maintains and repairs building’s electrical systems, including replacing worn or defective parts such as switches and fuses. Maintains and repairs plumbing systems. Maintains and repairs interior and exterior finishes of buildings. Paints interior and exterior walls and trim, generally touch ups and repairs. Assists with the operation, maintenance, inspection and repair of the fire alarm and fire suppression systems. Performs small projects as needed. Keeps facilities clean in appearance, removing trash as necessary. When called upon, performs groundskeeper responsibilities. Participates in preventive maintenance programs and ongoing maintenance and repair of all mechanical systems of the property in order to preserve and maintain the asset. Must be able to perform administrative support duties for maintenance related activities; completes and submits Maintenance Checklist. Follows all applicable safety rules and regulations. Maintains professional and technical knowledge. Contributes to team effort. May operate snow removal equipment to maintain sidewalks and parking areas. Leasing Responsibilities: Helps to maintain curb appeal for community. Responsible for timely completion of service requests in accordance with predefined company and property standards. Assist management team with other various tasks required. Administrative Responsibilities: Uphold all company policies, goals and values. Neat, clean and professional at all times throughout the workday and/or whenever present at the community. Demonstrate strong communication skills for communications with tenants, co-workers, and senior management. Comply with expectations as demonstrated in the Employee Handbook. Safety Responsibilities: Learn and ensure compliance with all company, local, state, and federal safety rules. Ensures that unsafe conditions are reported immediately to management. Additional Requirements: Attendance is an imperative job function. Employees must fulfill the performance standards of this position and comply with policies, rules, and procedures of Wasatch Property Management, including those set out in the Employee Handbook, or otherwise communicated (verbally or in writing) to employees. Assists with other duties as assigned.

Requirements

  • High School Diploma or general education degree (GED) with two years related experience performing gardening or grounds keeping work.
  • Ability to operate hand tools and equipment used in grounds keeping such as lawnmower, weed eater, shears, trimmer, etc.
  • Ability to follow detailed oral/written instructions.
  • Ability to operate a motor vehicle.
  • Ability to operate various hand and power tools.
  • Ability to deal effectively with co-workers and the public.
  • Ability to understand blueprints, specifications, wiring diagrams, and technical manuals.
  • Walk, stand, and kneel for prolonged periods, climb a ladder.
  • Knowledge of the standard practices, methods, tools, and materials relating to HVAC.
  • Knowledge of the occupational hazards and safety policies of the trade.
