About The Position

The position involves managing a team responsible for maintenance and preventative maintenance efforts for an assigned community, focusing on the physical aspects of the building's HVAC, electrical, plumbing, carpentry, painting, major appliances, and amenities. The role includes managing outside vendors and contractors, as well as housekeeping and janitorial employees, ensuring compliance with Atria's operational and safety standards and applicable laws and regulations.

Requirements

  • High school diploma or general education degree (GED) required.
  • Three (3) to five (5) years of multi-family property management or other building maintenance experience performing the duties of Maintenance Technician or Maintenance Director.
  • Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication, and division.
  • Solid performance management skills, including the ability to communicate performance expectations and document performance conversations.
  • Demonstrated ability to use independent judgment and discretion to make decisions.
  • Basic computer skills, ability to use Microsoft Office and operate standard office equipment.
  • Ability to frequently use general maintenance tools, supplies, and equipment.
  • Ability to frequently transport up to 60 pounds and work in confined spaces or at heights in excess of 8-9 feet.
  • Familiar with all types of surfaces and respective cleaners.
  • Experience in carpet cleaning and upholstery cleaning.
  • Understanding of Lock Out/Tag Out procedures and SDS Sheets.
  • Valid driver's license and compliance with Atria motor vehicle policy standards.

Responsibilities

  • Manage and supervise all maintenance, housekeeping, laundry, and janitorial personnel including scheduling, assignment, direction, performance review, hiring, and discipline consistent with Company policy.
  • Implement and monitor programs to maximize revenue, control expenses, and improve customer satisfaction.
  • Manage all maintenance needs of the assigned community to ensure the physical condition of the community and contribute to Atria's annual business goals.
  • Manage customer service requests using the Facility One work order system; prioritize and delegate to assigned staff while maintaining company customer service standards.
  • Manage apartment home turnover and preventative maintenance programs to maximize community value.
  • Assist in the development of the annual maintenance operating budget and manage department expenditures within the approved budget.
  • Purchase parts, chemicals, and paint according to national account spending requirements.
  • Inspect grounds, buildings, and apartment homes regularly to ensure all physical aspects are fully functional.
  • Inspect and monitor community and apartment homes to ensure housekeeping, janitorial, and laundry employees meet company standards.
  • Implement or direct the implementation of all applicable Atria policies and procedures, ensuring compliance as needed.
  • Negotiate with external maintenance vendors and suppliers as needed, monitoring and enforcing contract terms.
  • Ensure compliance with all federal, state, and local laws, specifically Fair Housing regulations.
  • Drive company vehicle from community if required.
  • Perform other duties as needed and/or assigned.
