About The Position

Under direction from the Administrator, the Maintenance Director will coordinate, schedule, and respond to resident/management requests and work orders. This role involves ensuring all necessary repairs and replacements for community common areas and units, as well as daily inspections of grounds, buildings, and other community features to identify, minimize, and correct hazardous property conditions or liability concerns. The director is responsible for managing and ordering maintenance supplies inventory while adhering to budget guidelines set by the Community Manager. Key aspects include maintaining a preventative maintenance program to extend the life of the community and minimize future repairs, and ensuring a well-organized and properly stocked maintenance shop that adheres to safety standards and OSHA guidelines. The Maintenance Director will also maintain a hazard communications program, teach and promote safe work practices, participate in unit inspections, and maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, room-ready status, and work in progress. Additional duties include assisting with the general upkeep, maintenance, and cleaning of office, common areas, and model units, participating in on-call emergencies, and economically planning for and utilizing property resources, equipment, and supplies. The Maintenance Director serves on various committees such as QAPI and the Safety committee.

Responsibilities

  • Coordinate, schedule, and respond to resident/management requests and work orders
  • Ensure all repairs and replacements necessary for community common areas and units
  • Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns
  • Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs

  • Participate in unit inspections as requested

  • Participate in on-call emergency at community
  • Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
  • Other tasks, as assigned by Administrator
  • Serve on various committees such as: QAPI Safety committee
