About The Position

The Maintenance Director at Heritage House of Portage plays a critical role in ensuring the safety, functionality, and aesthetic upkeep of the facility. This part-time position is responsible for overseeing all maintenance operations, including preventive maintenance, repairs, and coordination with external contractors. The role requires a proactive approach to identifying potential issues before they escalate, thereby maintaining a safe and comfortable environment for residents and staff. The Maintenance Director will also manage maintenance schedules, maintain inventory of supplies, and ensure compliance with all relevant safety and building codes. Ultimately, this position supports the overall mission of Heritage House by preserving the quality and integrity of the physical environment.

Requirements

  • High school diploma or equivalent.
  • Proven experience in building maintenance or facilities management, preferably in a residential or healthcare setting.
  • Basic knowledge of electrical, plumbing, HVAC, and general building repair.
  • Ability to read and interpret technical manuals, blueprints, and safety regulations.
  • Valid driver’s license and reliable transportation.

Nice To Haves

  • Certification in facilities management or a related technical field.
  • Experience working in senior living or healthcare environments.
  • Familiarity with computerized maintenance management systems (CMMS).
  • First aid and CPR certification.
  • Strong leadership and supervisory experience.

Responsibilities

  • Perform routine inspections and preventive maintenance on building systems such as HVAC, plumbing, electrical, and structural components.
  • Respond promptly to maintenance requests and emergencies to minimize disruption to residents and staff.
  • Coordinate and supervise external contractors and vendors for specialized repairs and maintenance projects.
  • Maintain accurate records of maintenance activities, work orders, and inventory of supplies and equipment.
  • Ensure compliance with all local, state, and federal safety regulations and building codes.
  • Manage the maintenance budget and recommend cost-effective solutions for repairs and upgrades.
  • Collaborate with facility management and other departments to support operational needs and special projects.
