About The Position

The Maintenance Coordinator is responsible for ensuring the preventative maintenance of the Community, which includes the building's exterior and interior, grounds, walkways, driveways, and parking lot. The role aims to ensure that the Community is safe, attractive, and operating within budget. The Maintenance Coordinator may also provide backup support for the Community Driver to safely transport residents in the Community vehicle.

Requirements

  • Must be 21 years of age.
  • High school diploma or equivalent.
  • Minimum of two (2) years’ verifiable hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
  • Ability to perform and/or coordinate emergency building repairs.
  • Provide training for Executive Director in the operation of emergency systems.
  • Experience in the safe handling and use of power tools.
  • A valid driver’s license and good driving record.
  • Ability to lift up to one hundred (100) pounds.
  • Demonstrated ability to communicate effectively and positively in English.
  • Ability to work in a team setting and be a positive team player.
  • Excellent customer service and organizational skills.
  • Ability to work under time constraints and meet department deadlines.
  • Satisfactorily pass company’s and state regulated criminal record clearance, health screening and TB clearance.

Responsibilities

  • Assures maintenance and repair of Community interior, exterior, and equipment, including resident apartments.
  • Inspects Community and monitors Maintenance log daily to promptly address maintenance concerns.
  • Implements and assures adherence to Community maintenance programs such as HVAC-related, carpet-related, mold-related, etc.
  • Meets deadlines in repairs to Community equipment and performs various other Community and resident maintenance tasks.
  • Orders maintenance equipment, parts, supplies, and maintenance services from outside personnel as needed.
  • Assists in monitoring capital improvement projects.
  • Recommends maintenance repairs and replacements to Executive Director, Maintenance Director, or Regional Director of Maintenance.
  • Assures safe, orderly, and functional condition of mechanical room.
  • Assures all maintenance equipment and supplies are stored appropriately and safely.
  • Performs emergency maintenance services at Community on an on-call basis.
  • Assists housekeeping employees in deep cleaning of resident apartments and common areas.
  • Maintains company standards with an eye for detail on all apartment turns.
  • Performs duties associated with Community emergency preparation and response systems.
  • Maintains Hazardous Chemical Inventory and Safety Data Sheets according to Community Hazard Communication Program.
  • Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and other jurisdictions.
  • Conducts certain components of new employee orientation and education and training classes.
  • Performs quality assurance audits as assigned.
  • Effectively interacts with any Regional or Support Office maintenance services consultants.
  • Participates in monthly Safety Committee meetings.
  • Performs other duties as assigned by the Maintenance Director or Executive Director.
