JOB SUMMARY Provide the necessary maintenance of the building, equipment in every department, and maintenance and repairs as requested by staff and residents. The person holding this position is delegated the responsibility for carrying out the assigned duties and responsibilities in accordance with current existing federal and state regulations and established company policies and procedures.

Education : High school diploma or GED preferred
Experience : One year of maintenance related experience preferred
Job Knowledge : Ability to use tools and equipment to repair and construct; knowledge and ability to work on plumbing systems, electrical systems, alarm systems, appliances, household and commercial stoves, refrigerators, washers, dryers, air-conditioning and heating units; ability to read and understand specifications, plans, corrections, and state and federal standards and safety requirements.

Responsibilities

Replace float units in community toilets and washers, unclog drains, and remove sink traps for cleaning.
Replace and clean air filters in air-conditioning and heating units, washers, dryers, extractors, water systems, vents, and exhaust fans in bathrooms and over stoves.
Repair windows, screens, shades, blinds, and curtain and drapery rods.
Repair doors, hinges, handles, and locks.
Repair, stoves, ovens, washers, dryers, floor machines, ice machines, etc.
Replace light bulbs, fuses, ballasts, circuit breakers, electric plugs, bed-call buttons, pull chains, emergency-call system, electrical outlets, etc.
Repair beds, bedrails, wheelchairs, walkers, canes, crutches, handrails, railings, grab bars, towel bars, and water/bath sprays.
Paint walls, ceilings, doors, window and door frames, tables, chairs, shelves, racks, and parking space stripes.
Build and construct shelves, racks, tables, benches, foot stools, and bulletin boards.
Repair, maintain, and paint closets, rods, shelves, bedside tables, drawers, and closet doors.
Repair and replace gutters, downspouts, and drains.
Maintain a well-organized, clean, neat workshop and tool room.
Complete assigned work orders generated from requests for service in a timely manner.
Oversee the property grounds and other amenities by performing general cleaning such as trash and debris disposal, pressure wash breezeways and pool areas, and painting curbs and signage as needed.
Be proactive in diagnosing the issues with the property and provide solutions that are in accordance with established Hines policies, standards, and code requirements.
Identifies areas for improvement and provides suggestions to improve overall efficiency and productivity.
Prepare vacant apartment homes for leasing and new move-ins via inspection, identify what requests are needed, scheduling with contractors and vendors as needed, and complete all maintenance tasks.
Appropriately handle all documentation and other paperwork in a complete fashion without disrupting other service requests.
Practice proper safety techniques with all mechanical or electrical equipment malfunctions, reporting any injuries, accidents, or other safety issues to the appropriate contact.
Support cost-cutting and expense control programs by verifying parts are up to standards for repair rather than a complete replacement when possible.
Follows guidelines for the proper and safe usage of hand, power tools, testing equipment, and safety devices and other items, as well as make sure items are returned.
Notify the supervisor about any items needed and evaluate what needs to be re-ordered without being wasteful.
Generally competent in understanding and following all current emergency procedures.
Adjust and operate the fire alarm and life safety systems.
Functional knowledge of the Hines policies and standards.
Operate, adjust, perform maintenance and repairs on all mechanical, appliance, electrical, plumbing and HVAC related equipment.
Successful completion of all required training programs within required timeframes.
Possess computer skills to administer the work order programs and building operations.
Compute basic mathematical equations.
Consider safety first and never extend beyond knowledge and experience.
Work cooperatively with all departments, staff and residents.
Repair minor roof leaks.
Maintain a supply of replacement parts for building equipment.
Maintain all tools in good working order.
Fulfill job orders, purchase orders, and work orders.
Replace ceiling and floor tile.
Maintain and repair lawn furniture and outside décor such as fountains, lights, etc.
Complete routine maintenance inspections throughout the building.
Clean up after every job and test the equipment to be assured it is in proper working order.
Extract carpeting in common areas and resident suites as instructed.
Submit accident/incident reports.
