About The Position

The Unit Turn & Maintenance Specialist at RHM Real Estate Group plays a crucial role in ensuring the efficient turnover of rental units and the overall maintenance of properties. This position involves collaborating with various management levels to coordinate facility needs, manage vendor services, and oversee maintenance tasks, ensuring that units are ready for occupancy within a 3-5 day turnaround time. The specialist will also provide hands-on maintenance support and ensure compliance with property standards.

Requirements

• Minimum 2 years' experience in property management, maintenance, or related field.
• Minimum 2 years' experience as a working maintenance supervisor.
• High school diploma or equivalent required.
• Excellent verbal and written communication skills.
• Strong organizational skills with the ability to prioritize tasks and manage multiple projects simultaneously.
• Proven ability to identify and resolve maintenance issues in a timely manner.
• Ability to work collaboratively with various stakeholders to achieve common goals.
• Meticulous attention to detail to ensure all work orders and inspections are completed accurately.
• Ability to lead and supervise project work, providing guidance and support as needed.
• Strong time management skills to effectively coordinate and prioritize work orders.

Nice To Haves

• Additional training or certifications in property management, maintenance, or related fields preferred.

Responsibilities

• Collaborate with the Director of Operations, Regional Manager, and Property Managers to plan and execute facility needs and apartment turns.
• Schedule and coordinate vendor services for maintenance tasks as needed.
• Order maintenance supplies and materials, ensuring timely delivery and adequate stock levels.
• Conduct suite inspections to assess maintenance needs and ensure compliance with property standards.
• Monitor the progress of maintenance tasks and apartment turns, ensuring work is completed properly.
• Collect and review paperwork related to completed work orders and ensure timely submission to management.
• Supervise and oversee unit turns to completion, ensuring units are ready for rent within a 3-5 day turnaround time.
• Assist in pest control activities as needed to maintain a pest-free environment for tenants.
• Provide onboarding, training, and mentoring to new teams, ensuring adherence to company and property standards.
• Serve as mobile maintenance support on-site as required, responding to maintenance emergencies.
