About The Position

We are seeking a highly organized and experienced Maintenance and Construction Manager to lead the planning, execution, and quality control of construction projects and multifamily property maintenance operations. This role requires a systems-driven leader who can hold teams accountable, optimize labor utilization, and ensure all tasks are completed efficiently, safely, and on budget. The ideal candidate will work closely with executive leadership to ensure field execution aligns with company-wide initiatives, refine onboarding and operational processes, and proactively reduce expenses and improve asset performance. They will oversee a team of high-level field personnel, including Maintenance Supervisors, Senior Technicians, and CapEx and Maintenance Specialists.

Requirements

  • 5+ years of hands-on experience in construction, CapEx, or multifamily renovations.
  • Strong working knowledge of MEP systems, with plumbing as a core strength.
  • Comfortable performing skilled labor regularly, not just supervising.
  • Proven ability to lead small crews through direct execution.
  • Experience coordinating subcontractors and GCs.
  • Comfortable using technology for tracking, reporting, and communication.
  • Strong organizational, communication, and problem-solving skills.
  • Valid driver’s license and willingness to travel between KC-area sites.

  • OSHA or trade certifications a plus.

Responsibilities

  • Hands-On CapEx Execution
  • Perform skilled trade work regularly, with emphasis on plumbing, unit rehabs, HVAC coordination, electrical repairs, drywall, and interior renovations.
  • Lead by example on job sites through direct execution, problem-solving, and quality control.
  • Personally diagnose and repair complex issues when needed, especially plumbing-related problems.
  • Step into active production during high-priority projects or timeline constraints.
  • CapEx Project Leadership
  • Lead interior and exterior CapEx projects including:
  • Unit rehabs and renovations
  • Plumbing system upgrades and repairs
  • HVAC replacements and coordination
  • Electrical improvements
  • Drywall, framing, and finish work
  • Plan work scopes, sequence tasks, and assign labor to ensure efficient execution.
  • Conduct regular site walks to verify progress, safety, and workmanship.
  • Coordinate walkthroughs with subcontractors and general contractors for specialized scopes.
  • Order materials and supplies through approved vendors and suppliers.
  • Team Leadership and Development
  • Directly manage 2+ CapEx Specialists, with expectations to build and grow team.
  • Work alongside the crew daily while training, coaching, and developing skills.
  • Set daily and weekly priorities and hold the team accountable to execution standards.
  • Build a culture of ownership, safety, and pride in workmanship.
  • Identify skill gaps and assist in training and onboarding new team members.
  • Coordination and Communication
  • Communicate frequently with the VP of Field Operations on:
  • Project status
  • Resource needs
  • Budget considerations
  • Scope changes
  • Coordinate with property maintenance supervisors to align CapEx work with site needs.
  • Take direction collaboratively and operate as part of the broader field leadership team.
  • Provide clear expectations and updates to all stakeholders.
  • Decision Authority and Budget Control
  • Self-direct CapEx work within approved budgets after communicating plans to VP Field Ops.
  • Approve materials and small vendor spend, with quick approvals early in tenure.
  • Identify cost-saving opportunities through in-house execution and smarter sequencing.
  • Technology, Reporting, and Visibility
  • Use AppFolio to track units, projects, notes, and documentation.
  • Use Monday.com to organize projects, timelines, and crew assignments.
  • Use Google Workspace for documentation, reporting, and communication.
  • Use Paylocity for time awareness and team accountability.
  • Provide weekly written and verbal updates on:
  • Project progress
  • Labor utilization
  • Risks or blockers
  • Maintain clear visuals on project status and execution health.
  • Emergency Support
  • Not formally on-call.
  • Occasionally support emergency situations by either:
  • Leading response directly in the field, or
  • Deploying crew and coordinating with site supervisors.
