About The Position

The overall purpose of the Maintenance Supervisor position at The Colonnades at Reflection Bay is to plan, direct, and control the overall maintenance of the facility's physical plant. This role requires the individual to perform or oversee a variety of technical tasks including electrical, plumbing, carpentry, heating, ventilation, air conditioning, refrigeration, and ensuring compliance with all local, state, and federal life-safety code regulations. The Maintenance Supervisor is also responsible for managing the budget for maintenance-related expenses, ensuring that all activities are conducted within the allocated financial resources. In this position, the Maintenance Supervisor must be available to be 'on-call' 24 hours a day, 7 days a week, and should have a minimum of one year of experience, ideally in a skilled nursing facility (SNF) setting. The role involves institutional maintenance and housekeeping, with a strong emphasis on knowledge of OSHA and EPA regulations. HVAC skills are preferred, and the ability to read blueprints, schematics, and construction drawings is beneficial. The Maintenance Supervisor is expected to be a working director, actively performing maintenance tasks while also supervising the maintenance team. Essential functions of the role include planning, scheduling, and supervising maintenance activities, tracking expenses on Budget Control Worksheets, ensuring the maintenance shop and storage areas are orderly, and safely storing paint and hazardous chemicals. The supervisor will perform various maintenance tasks in a timely manner, implement and maintain maintenance logs, and ensure compliance with governmental regulations. Additionally, the Maintenance Supervisor will maintain an overview of all plant management contracts, establish a preventative maintenance schedule, identify and correct safety hazards, and maintain accurate records of regulatory inspections. The role also involves conducting in-service training for staff, providing daily updates to the Administrator, and completing employee evaluations.
