The Maintenance Technician III is responsible for performing routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment, and utility systems. This position operates at a Journeyman level and may act as a Beginning Foreman, ensuring that all maintenance tasks are completed efficiently and safely while adhering to company standards and policies.

  • Performs routine and extensive preventative maintenance and repair procedures on buildings and mechanical equipment.
  • Acts as Foreman on shift as needed.
  • Discusses heating-cooling system malfunctions with users to isolate problems or verify corrections.
  • Adjusts system controls to recommended settings to balance the system using hand tools.
  • Recommends, develops, and performs preventive maintenance procedures such as cleaning and oiling parts.
  • Layouts and connects electrical wiring between controls and equipment according to wiring diagrams.
  • Installs auxiliary components to heating-cooling equipment following blueprints.
  • Installs electrical wiring and equipment, including new services and remodeling projects.
  • Operates a computer to control and monitor mechanical equipment and utility systems.
  • Repairs electrical equipment and control circuits, replacing faulty switches and refrigeration equipment.
  • Responds to emergencies as required and trained.
  • Obtains estimates for supplies and orders parts as needed.
  • Assists with other work in coordination with repair and maintenance teams.
  • Installs, connects, and adjusts thermostats and timers using hand tools.
  • Generates work orders for deficiencies needing correction.
  • Assembles, positions, and mounts heating or cooling equipment following blueprints.
  • Studies blueprints and specifications to ensure proper installation of components.
  • Measures, cuts, threads, and bends pipe or tubing using pipefitter's tools.
  • Fabricates, assembles, and installs duct work and chassis parts using metal-working tools.
  • Sprays chemical solutions to eliminate pests and maintains safety protocols.
  • Identifies pest damage and recommends prevention programs.
  • Inspects property for potential pest invasion sites and coordinates access for treatment.
  • Cleans and removes pesticides after application as needed.
  • High School diploma or GED required or currently enrolled in a GED program.
  • Must be twenty-one (21) years of age or older.
  • Must have and maintain a valid state-issued operator driver's license.
  • Must have completed at least three (3) maintenance certificates from accredited sources.
  • Must have at least five (5) years of general commercial property maintenance experience.
  • Must have good hearing and eyesight.
  • Must be able to read, write, and understand English.
  • Must have an insurable driving record for driving company vehicles.
  • Willing to work odd hours including nights, weekends, and holidays.
  • Willing to travel for training as required.
  • Must have a Tribal Gaming License or the ability to obtain one.
  • Experience with HVAC systems and electrical repairs.
  • Knowledge of pest control methods and safety procedures.
  • Certifications in specialized maintenance areas such as plumbing or electrical work.
