Northmarq is seeking a Surveillance Manager to join the Loan Servicing Surveillance team in our Headquarter office in Minneapolis (Bloomington, MN) or our Dallas, TX office. This is an opportunity to join a dynamic team with a wide variety of business-impact responsibilities. This role will focus heavily on the oversight of our core Surveillance tasks to ensure workflows are being processed efficiently and effectively. This individual will also be responsible for leading a team of 4 – 6 employees on the Surveillance Team. As Northmarq evolves, additional responsibilities may be added to support company growth and scalability. This position offers a flexible work environment and is available for an immediate start.

Requirements

  • 5+ years of experience in real estate, loan servicing risk management, or finance.
  • Associate or bachelor’s degree, preferably in Finance, or related field/work experience.
  • Advanced proficiency in Microsoft Office applications, including Outlook, Excel, and Word.
  • Strong analytical, and problem-solving skills with keen attention to detail.
  • Excellent organizational and time management abilities; adapt at managing multiple assignments and meeting deadlines.
  • Outstanding verbal and written communication skills.
  • Comprehensive knowledge of commercial real estate finance and commercial loan terminology, with proven experience in asset management, and surveillance for multifamily and commercial properties.
  • Demonstrated leadership and training capabilities.
  • Passionate commitment to exceptional customer service for internal and external clients.
  • Ability to work both independently and collaboratively within a team, with minimal supervision.
  • Strong work ethic and willingness to work extended hours when necessary.
  • Ability to handle sensitive and confidential information appropriately.
  • Maintains a positive attitude and leads effectively through change.

Responsibilities

  • Lead and manage a team of 4–6 Surveillance Analysts focused on financial analysis, reserve disbursements, property inspections, covenant monitoring, watchlist oversight, and related tasks.
  • Deliver premier customer service to lenders, borrowers, servicing staff, and regional offices.
  • Review and assess commercial property inspections to identify and analyze risks in accordance with lender requirements.
  • Analyze annual and quarterly financial statements for multifamily and commercial properties, ensuring compliance with Life Insurance Company, Freddie Mac, Fannie Mae, Conduit Lenders, and other investors.
  • Review and approve Reserve Disbursement requests from borrowers.
  • Plan and manage workload to meet departmental benchmarks efficiently.
  • Communicate status updates, escalate issues, and manage timelines and action items to the Senior Manager.
  • Create, distribute, and monitor reports for lenders and management to maintain contractual compliance.
  • Coach, direct, and motivate staff through daily interaction and workload discussions.
  • Develop, train, and evaluate staff competency; serve as a mentor and technical resource.
  • Provide ongoing feedback and conduct annual performance reviews for analysts.
  • Manage vendor relationships and performance to support commercial loan servicing operations cost-effectively and compliantly.
  • Quality-check team members’ work before lender submission.
  • Build lender relationships through industry conferences, lender visits, and networking; limited travel (<5%).
  • Develop and implement procedures and business processes; advise on procedure committees.
  • Collaborate with Servicing Management and Leadership Teams to develop and execute strategic objectives.
  • Oversee technology solution implementation and optimization to improve efficiency, accuracy, and compliance.
  • Perform other relevant tasks and projects as assigned within the department.
