About The Position

This position is for CAROLINA ONE MORTGAGE, part of the Family of Companies of Newrez LLC. The primary function of the Loan Officer is to sell loan products offered by NewRez. This role involves contacting prospective clients to develop and maintain referral sources, meeting with clients at various locations, including their homes, and making in-person calls on real estate agents, financial advisors, and other potential referral sources to generate borrower leads. The Loan Officer will utilize and develop a network of resources for mortgage loan business development and solicitation for new business. They will manage and market to a database of customer contacts while maintaining a positive sales environment by educating potential borrowers, real estate agents, and homebuilder sales representatives on the company's products and services. This includes creating and delivering presentations when necessary. The role requires completing thorough loan applications by communicating with prospective applicants to obtain specified information related to the loan or credit application. The Loan Officer will perform prequalification assessments and analyze the financial condition and risk of financing requests, ensuring compliance with the company's credit policies and all state and federal lending regulations. They will negotiate rates, terms, and conditions of loans, lock loans on time, collect up-front fees, and submit complete loan applications, coordinating the process with the assigned processing center. Additionally, the Loan Officer will input loans into the appropriate Automated Underwriting System (AUS) for underwriting decisions and assist with resolving issues related to processing, underwriting, and closing of loans within their pipeline. They are expected to develop and maintain knowledge of the financial industry, market conditions, rates, vendors, and competition, representing the company in various community and civic functions to enhance its image and develop additional business. Consistent application of superior decision-making techniques relating to applicant inquiries, approvals, and requests is essential, along with maintaining compliance on all loan files and pipelines. Other duties may be assigned as necessary.
